cut bedroom in two, access?

hello, our master bedroom is big and underutilised, and wondering if we moved into the middle bedroom whether we could chop our room up to create a decent double for one of our kids on the south side (bottom half) with a smaller study and bed settee in the North end (less glare on my husband's massive screens). But access seems awkward due to loft hatch (rectangle on the right side) and chimney breast on the outer wall. Also the windows at each end are large, approx 1.9m. Will this work without introducing a ridiculous corridor? All thoughts welcome, thanks 😊

Logicaly it would be easier to have the double at the top and the study at the bottom, no issue with hatch, chimney or access. If you have a double at the bottom where will have to be a corridor to get to the study (unless its off the new master or you could keep the master but smaller with a study attached?)

I'd be more inclined to make an ensuit for the master then a study which could be put elsewhere perhaps

Thanks so much for your feedback. Some really good points. We were originally going to have an en suite but the nearest drain route to that end of the house has collasped and we've had quotes of £3-5k just to repair the route so it didn't seem worth it unfortunately.

Hello pips_p, If you kept stairs where they are to negate need for structural engineers and expense you could still have 3 bedrooms and a en suite shower room or wet room with walk in closet for the new master bedroom. The two rooms have sliding doors (inside wall cavity) Pocket door illustrated via the arrows. The illustration shows a shower as per your plan but could easily be a wet room with tanking.. Here's a quick illustration using main plan but focusing on area in question. I felt a walk in closet would be more desirable to the plan, plus two bathroom areas on this floor is really all that's needed for bedroom/bathroom ratio. You could then perhaps situate a downstairs loo if you don't already have one. If further showers are needed, you could have another wet room style closet loo, as opposed to just a loo at ground level. : ))

It would help to have a few more details. Who would be living here, budget etc. If it is for 2 professional sharers, I wonder if you could squeeze an ensuite into each reception room to make 2 good size bedrooms. I'd then open up the kitchen and hall (removing the bathroom, and make a small kitchen living area. If it is for you, and you need a master plus occasional or child's bedroom I would install kitchen units onto the back wall of the reception room, make the existing kitchen a bedroom and add a second bathroom/utility/storage room (depending on priorities) in the hall way gap as you planned. All plumbing, permissions. dependent etc...

I got prices from a local supplier based on carpet/vinyl/laminate being around the £10-12 psqm price and they were all similar prices ie £280-300 inc fitting. However if I get laminate then of course my OH will expect me to fit it to save money, lol. I’m not sure I can face the extra job and vinyl is a no no now due to the floor not being quite level without boarding over it again (more cost) So if I do go for a carpet - being a downstairs room and probably having sports equipment in it as well (so likely to get walked on with shoes etc) .. should I go for the cheaper textured style they put in rentals?? I like the idea of texture and slight pattern and not fluffy carpet due to me having bad dust allergies... Any recommendations on what looks good and isn’t too pricey? Would have loved herringbone pattern but all so expensive
