reconfiguring a ground floor flat

Recently brought a one bed ground floor flat in newcastle. Planning on changing the layout to maximise potential resell value. My intention is to not move the bathroom as it has been newly renovated. Would appreciate feedback on my design!

Sorry but I prefer the existing. It’s nice to have the whole living space open to the garden but I would always favour living space over sleeping, particularly when working from home may become more permanent. I also wouldn’t remove the hall storage and it may be a supporting wall to the upstairs staircase

What are the exact dimensions for the bedroom? Could you change the windows (maybe to doors) so as to get wardrobes in?

Hey, appreciate your feedback! the hall storage is located under the stairs to the flat above so opening it up would allow for a slightly wider hallway and more concealed storage under the staircase itself . Would you suggest any alterations to the existing foorplan or simply stick to a cosmetic renovation?

Lounge - 4.30 x 4.30 (14'1" x 14'1") -

Kitchen - 4.25 x 2.69 (13'11" x 8'9") -

Master Bedroom - 2.97 x 3.88 (9'8" x 12'8")

Hi Yasmin. Blocking up the reception room entrance is definitely a great place to start with this project. It opens up lots of great layout possibilities for that room. Moving the entrance to the utility sounds sensible and will then allow better access to the kitchen with shopping etc and give you a nice entrance hall. It would be great to hear a little more about your requirements for the back of the space. What sort of equipments and storage is required for the crafts? There's lots of potentials for a great area. Thank you so so much for your comments! - this has been driving me crazy so getting feedback is invaluable. The estate agents think there is a ceiling value in our area of London that we have to be careful of. As such the budget depends on what we would get. Turning it from a two bed flat (1 single room, 1 double) into a two double bed with nice kitchen diner room = £25k. Turning it into a three bed flat with 2 single rooms and 1 double = £25k (apparently same value as a large two bed). Turning it into a three bed with 2 doubles and 1 single (so an extension) = £60k Option 1 is doing what a neighbor has done (copied layout from what I found online is below) means just moving the kitchen and putting in doors to outside and to the living room - but as you only get a small double and two singles, the estate agents didn't think it would be worth the money. Plus, we don't want a small double bedroom as we have a very big beautiful bed and other furniture Option 2 is similar but making it a large two bed - see below. This would cost even more so seems again unlikely we would get a return on our money Or there is the extension ideas... the first creates an akwward shaped kitchen diner, and a bathroom with no window. The second creates an awkward shaped bedroom with its own courtyard and potentially blocks the light for the master bedroom. The 3rd is not idea is deal as it wouldn't be a very big space to live in, and we wouldn't use the living room as a bedroom but others might... Long story short - im not convinced of any options :(

Great ideas - all will work but I agree with Jon R - you need to live in it to get a feel for it. I did start to sketch out what you could do - but marina has done a great job of that already 😍. Have you seen the programme ’My House Made Perfect ‘ (I think that’s what it is called) some eye opening and practical designs on there. Simple solution is to move the kitchen into an L shape backing onto the front bedroom wall and creating a good space for dining or lounging area in front of the patio doors. As per my quick edit of your plan - (blue : kitchen , yellow : walls , red : storage units housing TV) Note in this if possible I would move the wall back on the bedroom just a couple feet, which would make the world of difference , lining up the storage cupboard under the stairs. You have high ceilings this gives you a sense of space - make the most of this but putting in floor to ceiling window/ patio - something like the crittal range look amazing. Your investment money is a lot but with real feature items won’t go far. But those items could be the difference between WOW and practical, it’s already practical and my gut is to spend more on the WOW 😍.

Could you post the dimensions?

I prefer the existing layout too. Think the long narrow living/dining/kitchen could be awkward to furnish. Where would you put the TV? And the bedroom looks huge in comparison

Hi, I've attached the dimensions below. The bedroom is a decent size for a 1 bed flat and drew up a plan based on my needs. Can appreciate I may have to rethink the plan as i wouldn't want any renovations to negatively affect reselling it.

The only way to add real value is to add a bedroom. Depends how big the flat is, but potentially you could shrink the bathroom and kitchen a bit to create a second small bedroom. See attached (although don't do this if it leaves a master bedroom smaller than 11sqm!). Otherwise, the layout is already quite good for a 1-bedroom flat. I can see why you'd want to move the living space to the garden, but that's more of a personal taste thing than "adding value" - others will prefer the separate living space and the bay window. If leaving as a 1-bed, potentially remove the living room store and increase the opening to the kitchen to give it better flow, but the rest of the layout already works well.

Hey, thanks for your recommendations. I think introducing a second bedroom will make the flat feel quite pokey and want to take full advantage of the original victorian features. Im leaning towards keeping the configuration the same.

Originally i had wanted to change the windows and doors on the back of the property so you would no longer have to access the garden under the flat above metal staircase.

I might investigate changing the bedroom window/s so as to allow full width wardrobes on a short wall although appreciate it doesn’t leave a huge amount of space at the side of the bed. I would also remove the store to allow for a small dining table there and would be tempted to add cabinets on the LHS of the kitchen

Hey, already made enquirers about the windows so i will keep you informed! Im unsure about final kitchen design but i was considering units on only one side like the image attached.
