Downstairs bedroom using study and cloakroom

We would like to turn our current study & cloakroom into a downstairs ensuite bedroom, including shower. We could gain a little space by incorporating from the archway in the hall. Any suggestions as to best layout/use of space and might there be any clever way of still having the loo/basin available without people having to go through the bedroom? Thank you in anticipation for advice.

What would your bedroom be used for? A main room for yourselves, or a guest room? Just thinking what furniture you might need in there.

Thank you for looking at it. For the "foreseeable" future it would be a guest room but in the further future might become our main bedroom as mobility issues encroach further.

Just a couple of different tweaks. As you are lucky enough to have drains on a few sides, ie kitchen / Utility and then again en-suite bed by the porch area. Here I changed the bathroom for two of the beds to the middle and made the rooms larger, tweaked the cloak room and coat closet:- Then I had something else in mind. Entering............where to put coats initially...........First and foremost getting the daily cloakroom accessible from the main hallway and not just from the bedroom area ( I thought this was absolutely necessary ). I also thought about the initial tweak of the three small beds and changed my mind, not from making them in to two beds, which I thought gave you better rooms, but the placement of them and the bathroom that they would use in relation to the Utility room. I decided therefore, to put the bathroom next to the Utility and move the bedrooms back down the Hallway away from it. Thus if you had machines going in the Utility at night they would not disturb anyone in the bedrooms as the bathroom was immediately adjacent. Thus I came up with this one and preferred it:- You also get another storage cupboard between the bathrooms for towels etc.

Nice ideas Jonathan, and its great that you have spent time on this thread but in many ways you have resolved the issue by adding an extra box to the side and even more space onto the job (and about another £40k!) 1.I think it dubious that the planner would allow you to extend to both boundaries - I think you have already done well to get the size of extension you already have. 2. this also creates a penisular kitchen which brings us back to a further kitchen island design issue/conversation 3. if for no other reason but property value you would add a door into the utility or kitchen from the garage 4. I think you would need to potentially bring the front door forward to get the 'space' in the hallway but the centralised entrance gives you much better options for canopies/overhanging leaning to roof/lighting etc.. 5. you could potentially grab back the space under the stairs to the family room at the rear as this (and the front reception room both struggle for width) 6.In terms of the first floor layout you would be better served using the bathroom in the top left as the main bathroom for the house and take back the far right bathroom for the bedroom over the garage (also take back all of that nasty corridor that runs the width of the extension and bring the bedroom door adjacent to the neighbouring bedroom (then utilise the excessive corridor width to add wardrobes to the bedroom) 6.The airing cupboard appears to be about 1.2-1.5m deep which is probably a bit OTT 7.remember that there is still more storage space to be had over the stairs. 8. if the option is available in teh roof it might be nice to be able to add a rooflight to bring some natural light into the central enclose hall/landing space. I personally would say your 'slight tweaks on earlier plan' alternatives were better in terms of effective use and maximising space - the stairs would need to be fully worked out to maximise the remaining spaces and the hallway could be revised. So... managed to find time to discuss it late last night, and we definitely like the idea of being able to make bed 3 larger. I've taken it slightly further in some ways but less in others to try and minimise the cost hopefully as bf thinks that regardless of what we do, it'll end up being prohibitively expensive to re-organise upstairs. This plan would : Keep doorways off the landing to bed 2/3 the same as they are currently (I appreciate the benefits of moving them in terms of not having it right at the top of the stairs, however there's still room for a stair gate at the top of the stairs (should we ever need one), and has never been a problem for us since we've been here regardless of who's stayed (almost 6 years). Removing your study area - we have a separate office/mancave downstairs, and I always work at the dining table even when I had an office space if doing work at home, allowing us to have a bigger family bathroom (maybe a pocket door) with hopefully room for a bath and walk in shower? (as actually the 2 bathrooms we'd be joining are quite compact!) Still quite a small landing area, which I appreciate is useful for general circulation space, but we'd be reluctant to cut into bed 3 more than we have to, and there'd be just enough room I think to have a small window which would hopefully make it feel more airy at least. FYI the pink line I've added is where we get full height ceilings back, as the front half of bed 2/3 mostly have sloped ceilings, except for where the dormers are, but they drop to about waist height at the front. The back wall of the ensuite would be the current back wall of the ensuite again to help reduce costs... Ideally I'd have preferred to creep it forward an extra 10-20cm to give that room to bed 3, however I think for such a small distance it's probably not worth having to knock down, and build another wall. What do people think? ? Obviously would still need to ask builders re cost etc and bf thinks I'm getting hopes up and it'll cost too much... (Anyone got any rough thoughts how much it might be?) but I did point out we could fit most of the bathroom stuff at a later date.

We did look at doing that originally with the aechitext but the upstairs has an open staircase so it cuts up a lot of room and would cost hundreds to stud it all out and put in and plaster the walls and put windows in :0( Plus I have a dressing area at the top of the landing where a window is ( the only window light that could come from upstairs is a north facing side window) so I might lose some of this. Overall it wouldn’t give us anything except showing the stairs in the hallway ie no cloakroom and a smaller upstairs with a lot of cost. We understand the hall is small and that’s just as the house was built so it’s one of those things. It’s just trying to use what is there as my OH wont spend any extra on things he deems aren’t fundamental now, lol.

I think if you have to increase the size of the cloakroom it will make for a very small bedroom.

The study is 11 ft 9in x 7 ft 8in (3.58m x 2.34m) and the current cloakroom plus archway entrance from hall would add 3ft 3in (1m) to the narrower direction. The compact ensuite might work, although for a better shaped room the ensuite would be better going along the wall where the loo is currently. That would be a bit more work & difficult to see any way of access not intruding on the bedroom ...just thinking of visitors needing to use a downstairs cloakroom!

It might in theory be possible to extend outside, but we are trying to avoid that as going for planning could be tricky for various reasons.
