How to utilise spare room best

Since extending our home, we have a spare downstairs room that use to be the original dining room. I’ve done a couple of very rough drawings.

Weve been wondering what to use it as to get the best option for us as a family. Currently its used as a temporary office but feels too large. I had thought about relocating my eldest son who is an adult to use as a bedroom, as my youngest son is in the box room upstairs (bedroom 4) which would be the ideal room for an office, but we don’t have a downstairs bathroom only a toilet. Is this impractical?

My sons room is at the top of the house on its own and it doesn’t bother him walking downstairs to shower etc. I’ve also hired cottages in the uk with the same set up, the only thing that bothered me about that was the lack of privacy at the lounge window 😂

Will it bother you getting drinks whilst working upstairs etc? What is the other bedroom used for? hopefully if your son is an adult any noise whilst you’re all downstairs won’t be an issue too?!

Hi

thanks for your thoughts. Ive considered the windows but they have blinds and I don’t think he opens them much in the bedroom, so thought it might be ok. Ive 3 sons so it’s the only spare room at the moment.

Hi How about having a sofa bed in there that will complement your desk? That way you will have plenty of space when guests aren't staying Also to instantly update the room you could have wooden floor boards (do you have good ones under the carpet? Put a large square rug down. Have shelving put into the alcove to provide ample storage Put a large mirror above the fire place, and dress it to show off the lovely fire surround. Remove the bay if it is only on this floor to replace it with doors. It will be much cheaper than curved doors but you could always get quotes for both and see what you find. I would steal some of the space from the kitchen and the under the stairs cupboard to fit a downstairs loo, it is invaluable in a busy house particularly when you have been out in the garden! As the kitchen is on that side there should be relatively easy access to the drains.

The en suites look like they are in a sensible place. I would agree with the comments about thinking about how the door/shower to the guest would work. The other thought is that ideally speaking I would think having the walk in wardrobe next to the en suite and not the other side of the room would be sensible. For example, if you have different work timetables to your partner and need to minimise disturbance early in the morning. This could be achieved by swapping the bedrooms and extending the current guest out to where you have the wardrobe (and putting the bed in its place) and then utting the new wardrobe where the bed currently is. Hope that makes sense?!?

Hey Angie, i painted the light colour first just roughly on the wall where I wanted it. I then drew out the semi circle using a piece of cardboard, I nailed it to the center of the space and then poked a pencil through it to draw the circle. The straight lines down I frog taped and painted the light colour over the edges first so the green wouldn’t bleed through. Then I cut in the circle with the green using a really soft tapered brush, the smaller the slower but also the more control 😊 Here are some in action shot if it helps

😂 sounds like a “boy”. The other option is to swap “dining” and snug and put a shower and basin in the snug but not sure if the plan is roughly to scale or not? Unless the WC could be made a wet room but again same question re dimensions.

I suspect your son will probably like a room downstairs!
