Comments (15)Hello lissellec, You have a lovely space to work with. Do like the colour of the kitchen door! You can see already how the space is shaping up nicely.. So all you really need are a few little touches here and there... I don't mind the flooring in the kitchen either.. It could be worse and actually I would wait as it doesn't seem a priority I feel and you could concentrate on the more immediate things you have in mind... What I would say is I think you can afford to be bold in the living room... So have picked a few papers you may like.. There is a contemporary feel here and with the shutters, windows etc as you say very little paper visible.. you can afford to try something really strong.. These are all Cole & Son but I do like the bottom 3 especially for a rich decadent room here, but they all could be fabulous I think.. One other thing I would do is paper the walls either side of the french doors in the dining area or even paint something complimentary.. You could then paint the doors as well so you have some contrast throughout.. Also give the dining table a little more room by bringing it out further into the room. You could also try the dining chairs in a different placement. Place 1 of them beside each of the double doors and have the other two at each end.. It then creates a frame within a frame, so to speak, setting the scene for the next room and so the dining table can be seen.. Comments (17)Sometimes, especially with smaller rooms it's better to show more floor space. Don't over crowd the room. I would personally put a single bed under it going in the same direction with the foot under the lowest point of the eaves to give an even better illusion of space. You or the estate agent showing new buyers round can point out that a double bed easily fits still! Add a bedside table, storage such as a small wardrobe is best to show off instead of bed size. In fact, house builders quite often buy small furniture to put in the show houses that make the rooms look larger! I agree it's a small double, but it's a really big single! Comments (6)Hi Sonia This sounds like a very exciting project! When renovating, deciding whether to do it all in one go rather than phasing it it almost always driven by budget. With older houses there's usually surprises along the way so be prepared for that. Before you start on the cosmetic changes you should make sure all the bones of the property (electrics, damp proof, heating, plumbing, etc) are in good order as having to rectify this later is more costly if you have to re-do all the cosmetic work. After that I would look at any structural changes you want to make and factor in the time it takes for any planning requirements. After this you can start to focus on flooring, kitchens, decor etc. The best advice I can give you is not to underestimate the amount of planning involved. The more you do upfront before starting any work the smoother the process will be. Renovating is great fun and very rewarding at the end of the journey but it can also be stressful, overwhelming and consumes an enormous amount of your time and energy! Comments (13)So, after lots of sitting in the garden during last years lockdown, we were able to work out what parts of the garden were best for different purposes. We decided to keep the table by the house as its shady by the evening, which we prefer for eating, and we have various sunny/shaded seating areas. We had the paving done last October and have put the beds in this spring. We decided to incorporate a veggie patch which I'm finding very therapeutic after work, using the old decking to make the raised beds. I thought i wouldn't like looking at them from the house, but they actually make me feel quite proud! For a first year garden I think the planting is really coming on, and i was worried about planting up the shady border but it's feeling really lush. Looking forward to it all maturing, especially the climbing rose over the arbour, and the little box hedge below it. I still have a bed to sort by the conservatory (awaiting new roof), and the fences all need attention. Hope you like our update :)...See Morejessa61
