Could you help??!!- Rear flat extension/ kitchen NO window

Hi All,

I’m looking to have my ground floor flat extended to include an additional bedroom.
I think I’m happy with the layout?? The only issue is my layout means the kitchen will have NO window. I was therefore wondering if any of you lovely Houzz users could offer advice on my layout or ways to ensure I make the kitchen as spectacular as possible given its location.
FYI, I am looking at getting white shaker style cabinets with gold/ brass handle fittings.

Perhaps you could switch the kitchen and the bathroom?

Hi Lisa, is there an outside wall in the proposed kitchen? You could have a window put in. It’s not too much work (I had a window enlarged in mine) and it was amazing how quickly the builder did the work. If they are building an extension for you then putting in a window is pretty straightforward.

Definitely no way!! You would regret losing part of the view to the garden. And it just doesn't make sense to have a bathroom off kitchen. Either do as bagpuss' plan above, or use that whole space for a shower/ bathroom if you need more facilities. If it was me, I'd like a utility area somewhere, perhaps you could combine this with shower room? Or have two separate rooms, wc and a single wall utility. If you do any laundry at home it is useful to have a dedicated space for this. Mine is approx 1.5m square but I'd be lost without it!! Attached pic of one Houzz one I like (seems to have popped into the middle somehow!) Wouldn't have to be this big even. And although it depends on your budget, I'd definitely try and get a pitch roof or a lantern in that ceiling to let in more natural light.

If you're leaning more towards a pitched roof, perhaps you could extend your glazing right up into the gable to maximize the light coming in. I've attached a couple of images of projects where we have done just that. The first was necessary due to it being a listed building so we suggested an additional tiled roof would be more in keeping than, for example, a flat roof with a roof lantern. The second was on a lovely Victorian terrace in Coggeshall and again, we suggested echoing the original architecture with a pitched roof and glazed gable. If you would prefer an orangery style extension, despite some previous comments it is definitely possible to have a space that is a nice even temperature all year round, doesn't collect lots of flies and doesn't leak. We have built these for 30 years. All of our roof lanterns are available with solar controlled glass and motorised vents, plus the combination of masonry and glass (as opposed to a traditional conservatory which is mostly glass) provides a a more consistent room temperature anyway. We offer a 10 year guarantee on our joinery, glass and paint coatings (parts and labour) - that's how confident we are that it won't leak. We also use Accoya wood in our products which is incredibly durable, stable, moisture resistant, fungus proof, inedible to insects and thus incredibly low maintenance. It's definitely worth googling Accoya if you're considering going for a structure that incorporates timber joinery.

Which size velux windows for rear extension for pitch roof?

Consider the way you treat the internal area around the velux to direct the light. See attached photo of an example, the 'surround' doesn't necessarily need to be boxy, they can be angled to let more light in. I'm taking the surround down on the vertical so it merges into wall. I like the idea of them looking like an integral part of the building. I've got 3 78x140cm going into my 5mx4.5m kitchen area and 2 going into the 4.5x4.5 sitting area. If your veluxes are close together you might need different flashings.

Courtyard- often the cost of moving drains is prohibitively high and a courtyard does get light in to the center of your home and lots of people don’t like high up window in a bedroom plus they have to be a certain size for regulations that often doesn’t fit the available space. Personally I love them. Separately- do you need to extend? Your stated aim seems to be an extra bathroom. Could you put one under the stairs and move the kitchen access?

Could you move the bathroom to kitchen and put in a skylight?

Larger bedroom in place of bathroom, leaving the back end for lounge and kitchen.

EDIT- a sun tunnel would probably be more suitable for bathroom.

Thank you all for your comments. Apologies, I forgot to mention - the R side (bedroom /kitchen) shares a party wall with the neighbour @Sonia, therefore no way of adding a skylight/ window🙁, unless I extend the kitchen further.
@Carolina/ Wumi Didn’t want to move the bathroom as the manhole is literally just outside and I’m not keen on having the waste pipe running through the flat(advised it’s not a good idea mainly by my dad😂) Also this would mean losing the window and space to making a corridor.
I must be the fussiest person asking for help!! 🤣😂

Could you do a separate bathroom and toilet?

My reasoning is the bedroom you’re adding doesn’t seem very functional. It is prohibitively narrow. Unless this is more like a study with a pull out?

The kitchen would have no light or windows, so you‘d lose the option of venting cooking smells, steam, smoke (for the odd times you forget something on the stove). You’d also have to lose some cabinets so you have clearance through to the lounge/bedroom.
