Tiny Home - Room Ideas?
Hi,
I’ve recently started the process to get my first home, it’s not much but it’s also all I can afford on a single persons income. The rooms are TINY and I’m really struggling to imagine how to do anything with them (all the “small home” look-books and design ideas are NOT for small homes!! So unfortunately are of little, to no use to me). Same goes for any inspiration via YouTube, what they are calling a “small home” would fit mine in just their living space...
What would people suggest as far as how to approach this scenario, I’m worried that it’s pretty much going to look horrible and the only way to make anything of it will mean it looks like a student dormitory (which makes me sad inside :( ), I’m starting to have second thoughts about buying as I just can’t imagine how I can make it into a nice space to live in (Photos of property from Agent‘s website):-

[EDIT] I stand corrected, a quick google search seems to have found a floor plan for these properties (this might not exactly mirror mine but it looks correct;-

Comments (8)Hi Sasha, About the loo, I think that your idea would work, the picture you showed is quite similar to your existing loo in terms of proportions. I definitely recommend to change the floor so that the lines are horizontal and large (as in the inspiration picture) rather than vertical and narrow (as existing) because it will give an impression of a larger space. Comments (24)Tony, if you are on a budget then I would not rule out IKEA for kitchens. You can buy the kitchen and find someone to fit it and if you wanted to save a little labour cost you could put the carcasses together yourself. The quality of the IKEA Kitchens is surprisingly good and although Howden's quality is also good I find that there costs are sometimes unreasonable and the range option is lacking. You could use the saving to buy better appliances such as NEFF or Bosch. With regards to Victoria Plumb you can buy directly from them and again I was surprised at the quality of their product compared with the price. For a house I refurbished in the Wirral I used them for both the vanity units with wash hand basins, wall cabinets and also for a "wall mounted" toilet unit with toilet. The caveat is that sometimes Victoria Plumb's customer service leaves a lot to be desired if something is missing from your delivery. With regards to skirting have a look at Ebay and find yourself one that has alrady been primed as you then just need a top coat of paint. Be brave with your decorating and take your time.... it is those who rush it that generally mess it up and it is not really that complicated.. and don't forget to buy dust sheets! :-) Also where there are any joints between plastered walls and architraves/window cills, wood details, etc., use a white acrylic mastic. This is easy to apply and give a nice clean finish but again take your time and follow the instructions. Comments (15)I agree with stealing the hall into the open plan space - although that might involve steels if there are supporting walls. I;d also put the kitchen where the dining is and keep the solid section of wall where the soil pipe is - incorporate it into the kitchen design - have a big picture window in the kitchen side of the room and then open up the dining/lounge side with big patio/bifold doors. that should minimise moving soil pipes/drainage and make more of the space. I'd also close off the doors into the lounge (from current dining) so that kitchen cabinets can go there....See More

Thank you for taking the time to reply (apologies for my delayed response).
I think you are right, lifting things off the floor and allowing light to transverse the room is paramou for such a small space, I’ll not lie, I will miss the extra deep and comfy type sofas and chairs I’m used to but I guess that’s part of the small home sacrifice.
I think dual function and nested furniture is a good idea as it keeps items in the room down but offers extra storage // functionality when needed.
I really like the “Brad Linen Armchair, Vintage Brown” £800 would be a stretch but I’d seen a similar fabric type piece in a recent Ikea release email (https://www.ikea.com/gb/en/p/ekenaeset-armchair-hillared-anthracite-10450511/) it‘s a little more budget orientated but still offers that style (I do like the idea of a leather sofa in tan, and had seen a nice one (photo below) what colour fabric would you suggest matching with it, I haven’t picked my palette for the room so it’s quite open at the moment).
I think you are right with going light on the window furnishings, heavy fabrics and dark colours is only going to draw the room in even further.Thanks a lot.

3 years agoThere are lots of good books about small scale living that could provide some ideas, looking at how people live in places like Tokyo for example may help (or any places where property is cramped and expensive). I would invest in a lovely floor for the lounge to give it some character, real wood if possible and when able, pay someone to utilise that really good space under the stairs to provide a unit for a TV and shelving for books etc. If painted a deep colour it would hide the TV and give that space a purpose.
Look on ebay for a mid century sofa, often there are leather G plan vintage ones out there that would look good in a small space. I would have the sofa on the wall opposite the space under the stairs.
The futon company shop has lots of really nifty space saving pieces of furniture that are very well made and reasonably priced. If you look at tiny rooms on Pinterest etc they often have a restricted palette, nice wood, lots of white, a bit of greenery etc.

3 years agoThe size of this property seems to be about roughly similar to 1bed flat so no reason you can’t make it really nice! I think your best bang for buck will be laying a nice floor downstairs and getting something built in under the stairs for the tv. I’m a big fan of plywood and carpenters love it too!

3 years agoI haven’t really thought about a specific style tbh, I’m not that great with stuff like this... I wouldn’t even know where to start haha! Ideally something that’s masculine or at least leans masculine to some degree I guess.
The only thing I do know is that I’ll be replacing that kitchen with something light as I get a bad head looking at the current one;-
