Comments (3)Ouch! £25,000 seems a very small budget for any size of extension Sophia, even at the lower prices we have here in N. Ireland. Especially as that presumably has to include VAT (so a pre-VAT budget of £21,000). It looks like an internal reconfiguration is going to be the answer and could give you a really great space and a decent chunk of money left over for some nice sympathetic finishes. Comments (8)I think it's important to look at the functions you need your home to fulfil for you and then you can start to allocate space to these functions. Are you looking for a 4th bedroom, is this as a bedroom or is it a guest room/office/property value reasons. This will say if 1-2m is enough. Car ports are worth googling, they have been designed for years and are much less expensive than cantelevering but give you that side access. Do you use some of this as a utility room or as the garden shed storage, it's working out the brief that will help work out what work is needed and what can be combined elsewhere. I've just worked with a couple who were resigned to a £50k extension in a few years because their sitting room is too small as the dining table has to go there …rejig of the kitchen and it's a kitchen diner and suddenly the sitting room is twice the size and the extension is now an option and not a requirement. Comments (0)I’m planning to apply for our extension with the first floor be going out by 2.5m (set back from boundary by 1m and as the middle of neighbour’s window is 1.5m from our house so regarding to 45 degree rule, the maximum I could extend is 2.5m to the back) The problem here is as you could see on the after picture, I would need to replace old window of second bedroom with a new small window right next to boundary as there would be no window for that room after extension (only place left to let the light in), will it be declined by council and will it affect our neighbour if they want to extend in the future? (As with 45 degree rule, the centre of our new window will be too close to there house - only 50cm so if they also extend the same with us, this window will be covered over 45 degree?!) or council will calculate 45 degree from old window?
