What to do with this...?

Hello everyone. We’ve recently bought a bungalow which is perfectly fine but doesn’t have much character. I’ve attached the current plan and our very basic idea but other than that we’re a bit stumped (we will be asking an architect for help at some point). We’d like to build the two extensions shown and want reconfigure the inside but we don’t really know how we’re going to brighten up the middle regardless of what ends up there (room, hallway, etc). Would appreciate any thoughts as we don’t have much vision!

What is it you hope to achieve with an extension? What have you got to the sides of and behind your property? Is it north/south facing? Please also provide dimensions.

How is the plot layout of the property? (screenshot of google maps for example would help)

Thanks all. 1. A carpenter/fitter is coming around on Sat for the kitchen - I'll ask him for a quote for this too. In the meantime, I've been googling/thinking, and saw this from IKEA: http://www.ikea.com/gb/en/products/washstands-taps/wash-stands/fullen-wash-basin-cabinet-white-art-70189041/ (& pale green countertop: http://www.ikea.com/gb/en/products/washstands-taps/wash-stands/viskan-countertop-pale-green-art-70354804) I just need to remove a slice of the base at the rear for it to be level with the top of the basin. Hope that doesn't look weird. 2. Will paint the door frame - satinwood or similar. Easy one, that. :) 3./4. Will look at the navy/teal/dark grey wallpapers and paint. I think a combination of them may look really good. Have requested some samples - just waiting for them to arrive now! Great. Can't wait to get going now.

The pipe into the drain, what's it from? If an appliance and this is going then the drain can go. If it's a drain from a sink that is staying then the drain will need to be moved. Not a difficult job for a builder.

Out of curiosity why is there a step up in the lounge? Is the garden higher? It occured to me that a room all in one level would be easier to furnish. Also is there any reason the extension that includes the lounge has no doors to the side? Since those side windows are south facing it seems to be that without access out at the side that part of the garden would be underused

Do you want more bedrooms and/or bigger bedrooms, separate lounge or not, en-suite, utility, open plan......? Once you have an idea of the final result then you can determine if you need both extensions and if their proportions are correct.

Thank you all for coming back to me. Clearly I have to have more of an idea of what I want 😁I’ll come back to this once my husband and I have discussed it further and I have dimensions. It probably would help to visit the property again seeing as we’ve only seen it the once 😳

Always visit a property more than once particularly if you already know it doesn’t serve your needs in its current condition. Sometimes, as much as you love the house, it is better and cheaper to accept this isn’t the one and keep looking.

If you can take a knowledgeable friend along with you. Or at the very least a tape measure and notepad.

Also get quotes and inspections if a storey can be added instead of extending sideways (if it's guest rooms and such you're after). The possibilities are endless, but not all as practical and affordable.

And like mentioned above, make a list of requirements (where will the extra space be for) and why these requirements don't fit in the current floorplan.
