Large window seat in standard 300mm wall

Doing a living room extension, and would like to include a large window which acts as a window seat, in a standard 300mm cavity wall. Have seen oriel windows, although these are quite expensive, and then noticed this photo....does anyone have any ideas on how I could achieve this, or have any experience in doing something similar?

Hi,

We've done something similar for one of our projects, see below photo.

You can achieve this with a large fixed window and some bespoke joinery, depending on your current layout. Unless you prefer the look on your photo which would require some metal work, but it could still be done if you get a good specialist.

Thanks @Kay Moden, this looks interesting...so the skirting boards just ran up to the storage, which then jutted into the room?...does the front of that come away or is the top hinged?
I prefer the metal idea, but for something that protrudes outside the brickwork, I'm not sure how that would work..

Hi Katherine, It sounds like a great space that can offer a real impact and still be a very cosy and relaxing space. It can be daunting to have such a large space to deal with at first, especially when there are features you don't want to touch. There are lots of different options for the space. I like the idea of opening up the fireplace as it would make a great feature for the room and a place to add a possible seating area for reading but I do agree that if down stairs is electric it is probably closed off. It is a bit of work and a messy job to get it changed. You shouldn't need to worry about planning but will obviously need to abide by building regulations. I think a lot of people place only a large bed and a select few piece of furniture in there types of rooms to draw attention and emphasis the gorgeous period features but there of course things we can do to add additional wardrobes in unobtrusive ways. I would agree to not adding a en-suit as it will unbalance the space. However, it is very hard to tell without any pictures? Would you be able to upload any? I guess you could have the window replaced and build the wall up to the right height with a smaller window. You'd need to check planning on that though and how that affects the exterior of the house as it may mean that window then won't be in line with others in the house.

We used to own an old farm-worker's cottage with a separate, single storey coal/laundry building behind. We connected the two buildings with a rear hallway link building and gutted the coal/laundry shed to convert it into a new kitchen. We removed the old ceiling, put veluxes in the roof to add light and also kept a few of the joists (we removed some of them but had to put strong bolts through the remaining ones to tie them to the rafters.) We also put collar-ties on some of the other rafters and put extra reinforcements in along the wall-plate. Bottom line, is, I think it's well worth opening up the room into the roof pitch – it will look fabulous – but you should probably have a word with a good structural engineer first! :-)

The options with the joinery are limitless, its bespoke after all. You can have it as storage etc but in this case it's also casing for the room's radiator.

I dont know the pricing for Oriel, but you'd have to replicate that on site with structure and insulation, and the end cost could be similar. I may have someone capable to replicate this on site. Let me know if you need a bit of help with design and managing
