What would you do with this floorplan?
We want to get rid of our conservatory so it’s a chance to optimise space- which we need! It’s not ever going to be huge so we need clever ideas!

We would like kitchen/dining and 2 ‘tv’ areas. We do need to retain the garage as we don’t have a loft. We are planning on staying for probably 5 years so would like to do the option that adds the most value.
One of our current issues is how to use back half of through lounge

We are a bit restricted by a small garden and a drain run parallel to house means it’s either a max 1.5m extension or min 3+m extension. We also have the soil pipe and chimney to work around. Our garden is west facing.

Any ideas?

Thank you for all your responses. My preference is matching splash back to the bench-tops. The trouble is the size of these laminate splash back comes in are 3000mm x 600mm or 1500mm x 1210 mm - I will require at-least 3100mm by approx 695 mm (h) as all units are set a little bit higher due to the minimum requirements for gas hob clearance. I opted all units to be set higher as I wanted streamlined look hence I am looking at a minimum of 2 joins. Would 2 joins on a laminate splash back look okay? Or would it be too obvious. ( I will of course ensure the joining material glue or whatever is called is matched to the laminate colour?) Thank you

Kitchen designer advice required - changing the use of rooms

Thank you Jonathan, I had considered using the current kitchen as a dining area and putting the utility in the cellar (where it is currently). We still need help working out the best kitchen design for the space though. I’m worried the doorway cuts into the middle of the space and leaves a lot of the room to be used essentially as a corridor to the dining room. I’ve looked at so many photos of kitchens but can’t find anything similar in size and shape.

Hi Nitul, I agree with some of Jonathans points above. The plan you have creates a very disconnected lounge, it seems likely to become underused if at all. But it represents a large floor area. Also the entrance feels very blocked. It's not really clear though what spaces you want and how you would like to use them, so it's not possible to design a space that would work for you without that information. Hello, If you doing big renovations. Why not open it all up. PINK - Steel beam added. Green - Kitchen Unit with small island. ORANGE - custom made build in chic flush clean style cabinet from bottom to floor. So now this layout, you have a choice to think about either sitting near the garden or dining table. If you want flexible, you can use projector instead of TV, which the projector install on the ceiling. Install a roller down from ceiling. If you want fixed style. First bigger orange, can be storage for shoes, coats etc. Then the second orange cabinet can be build in- tv cabinet with all led feature, style with wooden trims the popular trend now, big 2.5m + wide sofa locate in the middle of the whole living space. There are more design options. But in this suggestions, it will creates a huge space for all families. Hope this will help.
