Raising height of roof ridge?

My loft is currently used as an office but very limited in usability due to lack of height. There's enough floor space to create a nice bedroom with en-suite but the head height is only 6'2 at the peak.

I'm thinking about the potential of removing the roof completely and rebuilding with a steeper angle to create more height and adding a dormer. I'm aware of the aesthetic considerations etc, but I think this could be a really good option for this project. The house is a bungalow and the roof isn't covering a huge space (approx 50 sqm).

Like most of my ideas, it would be great to have a ball park figure of costs before getting carried away. Has anyone done this and could offer advice?

When you say you’re aware of aesthetic considerations does this also include checking whether you would get planning permission? I would just suggest checking first whether raising the ridge height would potentially be acceptable.

I have wondered about this and still need to talk to the planning officer and see if they would be open to it.

In my favour I'd be raising the height of the roof the very minimum that we could get away with to create a liveable space (so keeping the roof angle as low as possible). The ceilings are low downstairs so I don't think it would affect the feel of the interior if the loft ceiling was only 2m for example, and would have glazing above the stairs to create more height there.

I'm usually the one who differs so here goes:- The bungalow layout isn't great. The porch on the front ( presumably a late addition ) looks fairly bad, detracts from the bungalow, prevents having a lovely entrance and more importantly blocks a direct window on bedroom 2, which has no natural light. Therefore, knock it down. This will also give you square footage allowance in hand. If you incorporate the garages into the main block of the house it allows the new bedroom space. You can build a free standing garage elsewhere on the plot, which is more than large enough, and, you already know you're not restricted to building behind the main building line. Change the garden room into a proper pitched room with insulated roof and walls, knock down the lounge wall and add bi-fold doors across the back. This now gets rid of both dated / unattractive additions. Take out the shower room and make it part of the entrance hall. The rest of the plan is pretty much self explanatory and gives you a new larger Master Bedroom with en-suite a large second bedroom and family bathroom and a further bedroom with en-suite ( for guests etc ), which used to be the main bedroom. All the plumbing should be ok, as i made use of positions already in use and back to backed the new ensuite with the old one. Hi! How far do you want to extend? You can extend up to 3m with permitted development, which I should imagine will take the extension well beyond the raised garden area. You can excavate but it looks like there is no rear access through the garden so bear in mind that it will have to be hand dug and brought through the house to remove the spoil. I would excavate beyond the line of the proposed new extension to provide a level outdoor terrace to connect with the kitchen. The 'upper garden' can then be planted up to provide interest and privacy. Be aware that any excavation will also undermine the existing fences so you will have to replace these and provide support to stop the neighbours' gardens falling in. You might want to consider a smaller extension as the excavation, associated remedial works and drainage will more than likely be expensive. All the best!

I'd imagine that your roof height could be compared to neighbouring buildings. So if you have a neighbour beside you who has a taller ridge height that creates a precedent, whereas if they are all the same, or lower, then it's probably less acceptable.

The house is on it's own and across the road are a couple of houses much bigger and different in style so nothing to compare to unfortunately!

If you are going to take the roof off, I would consider going the whole hog and adding another story. There would be some increase in cost but you would get lots more for your money. Taking the roof off to increase the ridge height by a few inches would cost a lot for not much.

It would depend on the foundations of the bungalow and the construction of the walls if they could take the extra weight of the additional floor. However, they are already carrying the weight of the loft floor.

I would speak to the council building control officer. He would know the ins and outs of what you propose.

Thanks @A M I've considered that too! If it's possible I think that would work but I really don't want to change the appearance of the front of the house too much. Building up half a meter or so and a slight increase of the roof angle might look quite natural though.

Any idea of the sort of costs involved?
