Two storey extension

I'm looking at putting a 3 meter extension on the back and wondering if I can also put a room on the top for an extra bedroom upstairs but then how to access it? I may also put in stairs to go up to the loft so would lose some space on that so just wondering if possible to add a bedroom, and the stairs but still end up with four beds on the existing floor? Thanks

Borrow some room from the back bedroom for a new family bathroom. Use the freed up space to create access to master bedroom with ensuite and a spacious landing. The landning will give you many options for adding stairs to the loft.

I would recomend building 4m off the back instead of 3m.

Whether you’ve been in your home 12 months or 12 years there will always come a time when you need more space. It might be for a new member of the family, a bigger kitchen so you can finally host Christmas or maybe you just need a sound proof room where your son can practice with his band mates. Whilst the idea of it might put people off, building an extension is one of the most popular home improvements homeowners undertake. It’s the perfect way to add some much needed extra space (and value) without having to move house. Moving house costs money, there are agent fees, stamp duty, legal fees not to mention the endless scrolling through Zoopla or Right Move plus having to deal with estate agents who have the perfect comb over and unnaturally white teeth. There’s also the premium you might pay for that desired extra bed room or bigger kitchen diner. For the same price you might well find that you can build a decent extension, adding both space and value to your existing property in the process. How much does an extension cost? This is probably the first question you’ll ask before deciding to take on an extension project. As with any new build the cost of your extension will come down to a number of factors, including size, specification, the number of storeys and location. A large bedroom with a couple of windows isn’t going to cost as much as a large kitchen with folding patio doors – glazing is expensive! A single-storey extension will cost roughly the following: Basic quality: £1,000 to £1,680/m² Good quality: £1,680 to £1,920/m² Excellent quality: £1,920 to £2,160/m² And the cost of a two-storey extension will cost roughly: Basic quality: £1,320 to £1620/m² Good quality: £1,700 to £2,000/m² Excellent quality: £1,800 to £2,500/m² or more. A two-storey extension will not cost much more per m2 because, aside from the extra interior fixtures and finishes, you are only adding walls and floor joists — a roof and foundations are required whether your extension is single or two storey. VAT is zero-rated on new build in domestic properties including self builds, but this does not include extensions. If you are renovating or extending a property that you can prove has been empty for 2 years or more, it will be treated as a conversion and therefore be charged at the reduced rate of 5%. The VAT concessions are only available via a VAT registered contractor. What should I consider before extending? Any shared walls You don’t want to burn any bridges with your neighbours by knocking down one of their walls. If you’re planning any building work that will affect a shared wall between you and your neighbours, then you’ll need to be clued up on the Party Wall act. If your extension involves building or digging foundations within the 3m of the boundary, party wall or party wall structure, or digging foundations within 6m of a boundary the work will require you to comply with this act. Easy Access Most extensions will require large materials so you will need to factor in how trucks, lorries and deliveries will reach the property and unload large items. Is there space for your builders to park and to leave their equipment and tools? Insurance Your current insurance might not cover the building works so it’s important to notify them beforehand. You don’t want to start a project without sufficient insurance cover and your existing policy may not cover any works undertaken as part of an extension project. You wouldn’t walk around a building site without a hard hat would you? Burdens on your boiler Will your existing boiler be able to cope with the extra demands of the new extension? Replacing the boiler is an option but you might want to avoid this additional cost and consider alternatives such as underfloor heating. Other considerations Your neighbours (not just your neighbour) Soil conditions on the site Surrounding trees Rights of way Any history of flooding It might seem like a daunting task but with the right planning and the right builders an extension will definitely feel like the right move once it’s finished. ‘Extension’ is our middle name here at Balma Building Services (we don’t use it as we like alliteration) so give us a call and let us handle your home improvements. Hi! I'm Chorlton based too! There are lots of ways you could tackle this. To answer your questions: 1. It depends on your budget! A lower cost kitchen might be around £10k and a lower cost bathroom around £2k to fit out. Cheaper is possible, especially if you look at buying second-hand etc. You could spend your money where it's going to give you the most impact and longer term investment - in the bricks and mortar part, and go the lowest cost route possible for the kitchen and bathroom, even reusing what you've got already where you can, but in a new configuration, and then later on when you've got some more budget you could replace the kitchen and the bathroom as straightforward fit-outs. You can spend as much as you like on a kitchen and bathroom - the sky is the limit! Equally there are lots of clever ways around things to bring it within budget. 2. Depends if the wall is structural or not. It doesn't line up with the ground floor wall, which tends to suggest that it isn't but it's best to check. Either way it's possible to move the wall because you can always add in a steel, but equally there's potential to make a corridor taking part of the bathroom to reach the extension. 3. There is no strict requirement to retain the existing roof pitch, but there are planning issues that can restrict/limit what you can do. There are different ways to approach the roof form. I think you may be thinking of permitted development. You can also apply for extended permitted development, which allows you to extend back further. If you're looking for a 2-storey extension then to get your best solution it may be better to just apply for planning permission and get what you want, without restricting yourself to PD. I would suggest to do a bit of research in your local authority’s planning explorer, and see what extensions have been granted in your borough/street. You can search by key words (try ‘two storey side extension’ and ‘two storey back extension’). You can also have a look on zoopla for historic sales of properties on your street. Try and find some that have been extended (google map satellite can help with that) and see if floor plans/ photos are available. In my borough, semi detached houses are fairly routinely granted permission to extend at the side provided the extension is subservient to the original building, existing roof lines are respected and there is no terracing effect. But there are exceptions, and if no house on the street has done it before it may be more difficult to get PP. Every borough is different.

Hello, First things first.... Is the area that you live in designated land. This can usually be found online at the local authority probably under the planning heading. if not designated land then the next consideration is Permitted Development. Contact the planning department at the local authority and ask if the permitted development rights have been removed from your property. If the PD rights have not been removed then you are allowed to build up to and or over the boundary at ground floor level on the side. Take a look at this government website for further information on PD rights. https://www.planningportal.co.uk/info/200187/your_responsibilities/37/planning_permission/2 I can't see from the photographs if you have access on both sides or rear access to the back garden. Its probably best not to cut off side access to the rear garden. A party wall notice served on your neighbours will enable you to position your new external cavity wall across the boundary. You can find this information here https://www.gov.uk/party-walls-building-works If the PD rights have been removed, which is common on newer properties, then you will require a householder planning application to ask for permission from the council. as above, but move the bathroom to the box room at the front of the house so you don't lose that bigger back bedroom.

When turning the box room into a bath you could perhaps steal some space to place the loft staircase over the existing one.

Hi Ruth,

As arc3d suggested, there is a possibility to add a bedroom on the 1st floor to the rear of your property. However, It will have implications. Your bedrooms may end up quite small. Your bathrooms may also end up quite small.

Do you need 4 bedrooms? How would they be used?

If you can extend, perhaps consider creating gorgeous master suite, with additional bathroom and dressing room. This would leave you with two bedrooms at the front and family bathroom.

Be clear on what is it you are trying to achieve.

The same applies to ground floor.

Why 3 meters? Have you determined what your needs are here and are you able to satisfy them?

I presume you are going to need to hire a professional to help with planning and building drawings. Identifying and understanding your needs and communicating them through to your architectural designer is an essential step of a design process.

It is this clarity that will form the strong foundation on which your entire project will stand.

It is possible but tight. Depends how big you want bedrooms & the bathroom?

Would you be better off having 3 large bedrooms on the 1st floor & a nice sized bathroom. Maybe even an ensuite & walk in wardrobe.
Then a fourth bedroom with loo if you convert the loft?

Also- depends if it’s worth spending this amount of money on the house. An extension plus loft conversion, and all of the house would have to be altered to be fire reg safe eg change all the doors, staircase. You may be better off buying a 4 bed already done?

An extra room in the back seems like a lot of hassle. A loft conversion could 'lift' the house to a 4 bed, 2.5 bathroom plus utility. Opening up the box room to let in some light on the landing and providing space for a staircase. Not knowing your roof structure (and planning options, nor budget), I just made something up. Back window would be sliders/bifolds.
