Hi. Is this engineered hardwood? Curious of what width and what exact brand and name. Thx.

Hi there, a wood effect tile was used on this project. sizes were 90x14.5cm. the brand has unfortunately now been discontinued but there are others that are similar around. :)

Personally I'm not a carpet fan and would love wood floors throughout. You/people can always put a large rug in the bedroom if they want something soft underfoot. We have wood flooring (ok so it's laminate but we are selling next year and won't reclaim money spent on real wood floors!) all downstairs but need carpet on the stairs due to rubbish treads. Also going for carpet in one bedroom as it's cheaper and we are running out of funds, ha ha. A lot of people like carpet in the bedrooms though so it depends if you are doing it for yourself or to sell? Hardwood wouldn't be overkill though - especially if you are tiling in other places

If they are real hard wood (or even a very thick engineered) you would probably be able to sand them down and re-varnish (depending if, or how many times it had been done before and their general condition). A decent flooring company would be able to give you a good opinion. I've sanded a lot of floors and they have always turned out well, just take care picking the colour of the final varnish as I've found that they tend to be quite orangey.

Nice. Shame you arent closer to Wells, Somerset. I have engineered oak that i never sealed 100% properly (fitted 3 years ago) and as such has picked up a few water mark and imperfections... Got some ridiculous quotes to sort it out, for something that should be a straightforward job.

Just a personal preference, I like option 2 as it keeps a nice flow of the lines of the floor between the bedroom and landing. Also when you walk up to the top of the stairs you see nice long lines of the floorboards rather than short lines going across if you go for option 1. In option 2, the only 'short' lines you will be seeing in the landing is the the small section directly behind the turning at the top of the stairs and bedroom (2.7mx2.3m).
