Comments (41)Hi Gabby - yes I noticed that as well re the notifications!! Ridiculous! Maybe there is something in settings that stops that otherwise I will just have to unfollow everyone, urgh. Whats the name of the one you liked from the samples? There was some nice Karndean BUT they were well out of our price range so it always depends on your budget of course. We wanted a warm but neutral floor and this one looks both warm and cool sometimes. Originally I wanted a rich warm floor to balance out the grey but the orange tones clashed with the units and made them look too blue/retro so we decided to go with this one instead....See Moresmall apartment layout help - dimensions & floor plan included!
Comments (8)I would get a smallish drop-leaf table with two comfortable dining chairs for you and your roommate's eating area. I suggest no barstools - they take up too much real estate. Guests. Ask them to bring a cushion or a folding chair because you don't have enough chairs. I lived in a very tiny place and my guests were happy enough to sit on the floor - 90 minute party, max. Serve VERY good food. Separate the living and dining areas by color/style and/or an area rug for the living room that will compliment your furniture. Decorators siggest that the front legs of living room furniture be placed on the rug if the rug is too small to fit under all of the furniture. If you get a sisal rug, be sure to use a rug pad. Sisal can be like sandpaper on the wood finish of your floors. I would NOT put a rug in the kitchen. Use washable foot fatigue rubber mats instead. Comments (36)We chose to put our sink in our island as it was the best place for it. Our island is very long so it can accommodate the sink on one end with a clear space on the other end for seating - I am personally very against having a hob in the island as it will send splatters of hot oil etc. across the island and people (kids) sitting there. I also think the current trend for open shelves is odd - I always think they just end up looking cluttered (beyond the perfected curated pages of houzz), and everything will get dusty and oily if near the hob. One thing that we did in our kitchen was include a defined tiled area around the island - I love it and everyone comments on it. It may help add that little bit of extra in your design. (please ignore 1) our bar stools - we still need to get 2 more! and 2) the hole on the left where our broken wine fridge is waiting to be replaced!)...See MoreFloor plan help!

I am actually in the process of arranging for the local conservation officer to make a site visit so they can advise us on what we’re likely to be able to do, so hopefully that will help clarify things. Yes, the house is in a conservation area, although from looking at the other houses in the area, it would seem that the focus is on maintaining the look and feel of the village, and pretty much anything goes if it’s at the back and out of sight! The house next door has an ugly flat roofed, rendered extension on the back, so I would be very surprised if they won’t let us swap our current grotty conservatory with a lovely solid wood one, even if it is a bit bigger.
