Ground floor dilemma. Need advice please.

Husband and I have just bought a beautiful eight bedroom Victorian terraced house. I'm not sure what to do with three reception rooms. Shall we keep them as they are or make two rooms open planned? We are planning to knock the wall between the kitchen and the bathroom and move the bathroom to the second floor. There is a shower room on the first floor already. Thinking of making the kitchen bigger. What do you all think?

It would make sense to make the kitchen bigger however I’d post the other floor plans. The living space doesnt appear to tally with the number of bedrooms?

Something like this with a courtyard? I've put in a v small shower room and utility cupboard, but you could play about with exact layout depending on dimensions. I have assumed you didn't want a second bedroom, but I think a good architect could squeeze you one in if you extend back too- good luck!

As Kerry says you need the actual dimensions for proper comments. I would say one thing though, it's very unlikely that you'd be able to move the kitchen to the front room as your drainage is probably not at all conducive to that. I presume the drains are at the rear on the right. Either they are at the back or to the side of the kitchen if it's a semi or detached. My initial thoughts would be somewhere along the lines of blocking the end of the Hall, creating a downstairs loo. Changing the entrance to the kitchen by using the dining room and getting rid of the french doors. I would have the lounge as a room on it's own, the kitchen / diner as the open plan bit and a second lounge area off the kitchen. I don't have time to have a play at the mo and without dimensions it's too hard.

Hi Gabby, it will depend on what we have after new heating system and electrics but maybe £20-25k left to include structural, glazing (French doors if necessary) flooring and kitchen. I want space to flow and be open. Happy for living room to be separate. We’re a family of 4 (2 young children) that need to be kept an eye on, particularly in the garden.

I am about to have electric UFH by ukwarmfloor.com - a norwegian system that has been around for ages over there. ( I do not work for them in any way!) Running costs are MASSIVELY cheaper than our versions. Over there, they instal the mats under roofs, drives and on the decks of icebreakers - they know a thing or two about snow and cold, and so I am giving it a whirl in my guest bedroom and large en suite. This is a response from the man answering all my many questions: "The system as shown would use a total of around 375Wper hour to keep all the areas heated to a constant 26C at floor level. By way of comparison the most efficient cable underfloor system would use 975W per hour to achieve this, whilst a boiler & radiator system would use 750W per hour. Comparisons in terms of BTUs can be a little confusing as most standard tables stating average BTU requirements for domestic situations are based on the heat output of traditional radiators etc. So our system only uses 375W (given as approx 1279BTUs in traditional thermal conversion tables)to do the job that a traditional boiler/radiator system would need 750W to do(given as approx 2559 BTUs). Our system is primarily designed specifically to produce the same air temperature in a room as other systems but to use less power to do so. The two basic reasons for this are: The heating element is self-regulating - only ever drawing the minimum required power at any individual point across the floor to maintain the set temperature. 2. The heating element heats the entire floor area and so effectively turns the whole floor of the the room into a radiant surface, heating the entire volume of air in the room from the bottom up. This is unlike radiators, which only heat a small surface, typically at the sides of a room, or a cable or piped underfloor system which can only heat thin strips of floor, leaving most of the floor surface unheated. Because our system heats the entire area it need only heat to 26C to produce effective air temperatures in the room. Other systems have to heat to much higher temperatures to do this and so require more energy to do so." I have spent an inordinate amount of time reading everything on their system, and I am going to use it. Looks a nice big house. I think I’d live it in first and see how you use the space. I’d definitely want a larger kitchen but I think with a 4 storey house you also need a WC downstairs. There are a lot of guest bedrooms, maybe you could use one of the upstairs rooms as a laundry room and maybe another study or play room? Or consider using bed 3 (?) as a lovely ensuite to the principal bedroom. It may also be cheaper/easier to use that back bedroom as a bathroom given where the existing pipe work is. Maybe in future you could also consider extending into the side return?

You could use the ground floor bathroom as a utility and wc. Remove the wall between the kitichen and dining room to give yourself a bigger kitchen.

Fantastic suggestions. Thanks minnie101. I think you are right regarding us to live in it first to see how we use the space. Do you think an open plan ground floor is a good idea?

Thanks Sarah L. Excellent suggestion. Open plan kitchen/diner plus we will have utilised a downstairs WC/utility room. Do you think it's a good idea to open plan the lounge and the sitting room? We want to put a piano in the sitting room to create a music room.

Personally I wouldn’t go fully open plan particularly with COVID.. I think a lot of people have been suffering with sharing the same space for living, work, play etc 😞 I would at least keep the living room separate plus I imagine it might be quite expensive, those walls hold up a lot of storeys! It’s what works for you though both practically and financially. My house is also a 4 storey Victorian and having a utility in the basement is not great unless you want a workout so I’d definitely get a laundry upstairs!
