Who can help come up with ideas to alter house layout?

We’ll be moving into our new house in September. It’s an older property & the layout is a little odd so we are keen to see what our options are with regards to alterations - removing walls, adding doorways, changing the stair case, potentially even a small single story extension. Family & friends have given different ideas so we really need to know what’s possible & at what cost. We have a reasonable budget but not limitless. Where do we start?!

You absolutely need to consult an architect, generally they will give you an hours free consultation on site and then let you know what they would charge fore for plans. However note you are not under any obligation to use them and you can consult with as many architects as you wish. Once you have sensible plans you then need to consider the full specification, lighting, sockets etc so that you can provide building companies with the same detailed information outlining your requirements to ensure that you then receive like for like quotes. Also prior to starting any works I would consult with local estate agents to get their opinion on what additional value the changes you are proposing may add to your property so that you can be certain that you will get a return on your investment.

I've had a play with this over my lunch break ... I've tried to keep the living area in the middle with the sleeping areas to the left and right - and added a generous family bathroom ... It means the study becomes part of the TV room ... Which might not suit ?! It's another possibility perhaps ?! [ marketing note - this is an example of the sketch consult service OnePlan provide... Ha! an idea...one of our houses, the bungalow, is up for sale with Verity Frearson estate agents in harrogate & may give you an idea of what I have done to it. Its been up for sale for 3 weeks & we have 3 buyers in waiting (with houses to sell.) Its on their website & is 18 leadhall drive. When we bought it, it had upvc doors, & caravan windows at the front for privacy. At the back it had a utility room & a warren of little rooms with small windows commanding the best views of the south facing garden. The green in the bedroom photo isn't qyite as vile as it may look in the photo. If i did it again I would probably use steel/ aluminium windows at the back. I also love just one large picture window too. the doors internally, where they are not glass double doors, are the dordogne doors from Howdens which are very reasonable & add seem to suit many styles of houses rather than the usual panelled door. Mine are painted but they can be left wooden. we have another house, a victorian town house, but this is our favourite as it is like being on holiday each morning even in winter.

I'd do exactly as Jonathan has done on the ground floor. The first floor can be re-configred in a miriad of ways depending on whom you wish to afford it to ie;- The boys and the Nanny, I'd still try for 3 bed, and En-Suite and a main bathroom. I think that whomever is using it, then you'll need an En-Suite either for yourselves or your Nanny. So something like this may work well. The loft is a whole different kettle of fish. 2 metres is okay - you can stand up in there. I'd certainly get rid of the pointless utility room and turn it over to storage as you have 3 boys, you're bound to need quite a bit. It's possible that you could re-arrange the entrance slightly and donate the long thin area over to a playroom, giving them more space to play indoors.

I would do three things: Firstly get a second opinion from another builder as clearly these flats can be altered so this one builders assessment that it can’t be done seems wrong. I would be very surprised if it is not possible to put a big opening in this wall if not take it out. Secondly I would introduce yourself to neighbours- particularly the people above- You might notice their layout and changes they made- it might be that your kitchen wall is not holding anything up. Thirdly I would contact the freeholders about your intended alterations as they may have requirements or advice that makes your decision making process easier. Best of luck
