Comments (21)I agree with Hugh re supervision plus by the time the extension is built your son will be nearing an age where he understands a little more. You may also want him in there to cook with you soon. I'm sure the kitchen can be designed from a safety aspect too if that's the only thing holding you back. I think the advantage of using OnePlan is that Karen can look at the whole house spatially etc and you're not tied to a particular kitchen company (I'm not on commission!). Click on her profile for reviews etc. I second Hugh's comments re karndean too! I like the heringbone parquet! If you did want to hire an interior designer (designers tend to be qualified in planning too I think as opposed to an interior decorator although many of those could be qualified by experience) then you could find you save as much as you spend. Some of them will offer you their trade discount which if doing the whole house could add up to an awful lot. They may also make you save from any mistakes and I've made a few of those! I'd go on houzz and search for pros and look at their reviews and previous work. Comments (36)Brilliant things to consider Minnie thank you. Only 4 of us in the house, and we do have a seperate dining room. I only want casual bar stool seating for the kitchen but am struggling with where else to place 4 bar stool. Haven't got the width of room to have them all down the side of island facing the wall of units, plus I really like the sleek look of an island and didn't want to interupt that streamlined look by having seating around one end in an L shape. Can't thing of any other option unless someone can thing of something to consider I'd be very grateful. I had my heart set on a mirror splash back but got put off as people said I would have water marks on it all the time from the sink.....is that everyone's experience of a mirror splashback or might I have made a hasty judgement? I was thinking of a washed light grey oak type flooring or a warm oak flooring but was worried if I went for oak ( this would be my colour preference) that it wouldn't work as I will have nothing else oak in the room. It's a south facing room, sun all day and evening so was thinking of a off white light grey tone on the walls and lots of chrome......again struggling to know how to incorporate that and what to put with it colour/ accent/ decor wise to make it feel comfy and not clinical. I'd love dark coloured glass slider but all windows in house are white so I had discounted it. Comments (13)Whilst I understand the constraints of budget I think you are approaching the planning wrong. I think the way to do this is to decide on the layout that works best and then work out what you can afford to do now- perhaps you can make economies on purchases such as the kitchen cabinets to get a better Gliw in your home. An architectural designer or a concept planner are worth considering to help with this- they would also help you visualise the finished space too. If this were my house I would be thinking the entrance wasn’t big enough for the size of house and I would be concerned about privacy of the bedrooms at the front, I also don’t like the current kitchen being some distance from a window and being a heavy traffic area. Although I can’t see the layout properly I think I have got the sizes about right to show how I would do it. I have moved the front door to the middle of the house, shown a vaulted hall with stairs to two big upstairs spaces, shown the living space as completely open plan but with the option of using one of the downstairs bedrooms or one of the upstairs rooms as an extra living room. In my opinion there are often houses with long narrow extensions across the back that should have been better considered as invariably people need bigger spaces rather than more small rooms and retrospectively opening up the original house into this space is more difficult that building in the steels originally. So my plan doesn’t change any of the external walls of the original property but a couple of internal brick walls have been removed. Comments (1)Hello Plusmarcus – I have enjoyed having a look at the proposal. There are some good things here. From my experience renovating a property is always a good idea and pays dividends when you come to sell it. The 4th bed in the loft is fine, the lounge has an excellent proportion and the open plan dining/ kitchen works well. May I suggest that you advise your friend to check that the designer really is an archtect ie, Dip Arch RIBA. Some 'draughts people' do use the term architect, a bit loosely, so it might be an idea to check – it might affect the fees they charge! I want to suggest that your friend has a look at the following book: www.KeithJamesClarke.com Why do I make this suggestion. It is written by an architect and full of design ideas and contains Case Studies on a single storey, loft extension and a lot more besides.
