Hello. I recently had looked at a bungalow with a very similar plan but bedrooms to the front, so I can see what you want to achieve though the project was for a roof dormer and rear extension.

a) Your entrance seems to be well-located at the centre of the plan. The one I went to had their entrance closer to the front (the other side of the WC) so that the bedrooms to the front were rather squeezed and it was the reason for the rear roof extension to have their main bedroom in the loft. In your case, it seems you can have two bedrooms to the front, especially if the kitchen is moved to the rear open plan living / dining space.

b) Garage can be used as a separate room like a play / cinema room, but it could be tricky because the construction of garage is often not as good as the house itself, so to be used as a habitable space upgrading/rebuilding of wall / roof / floor might be required.

c) The cost depends on the scope of the returbishment. I suggest to work to your budget.

It will likely depend on the roof structure- if the roof is all A-frames and the internal walls aren’t holding up the roof you will be able to easily sweep them away and start again. Costs vary from property to property and in different areas but I suspect that the bungalow conversion will be £60k. Adding skylights might not be necessary if you swap the windows at the back for French doors. Skylights are possible but the lightwell will only be as big as the distance between existing roof joists unless you change the roof construction at additional cost.
The garage conversion will likely be an additional £20k so you need to decide if it will money well spent or if you will end up with a low narrow space - you may conclude the money will be better spent on an extension.

The door in front of the stairs is the front door and the door next to the stairs leads to the kitchen. TV is 50’’ but depending how far away the sofa is we might get a bigger TV.

What else do you want to use the utility room for? Do you need the amount of worktop you’ve shown in your plan? I would suggest stacking drier on top of the washing machine and have them in the alcove to the right of the doorway. I realise that may well be a window, but how much light do you need in a utility room? (I speak as one whose utility room has no windows!) And if you’d need to vent the drier a window could be handy. Great option by @Jonathan! As per his plans, you could just use the sunroom as a utility room (bank of kitchen units along a wall with the washing machine/dryer and utility cupboard all hidden away) and open up the utilty/bathroom into a large family bathroom with a window. Maybe steal a little space from the dining room for a coat cupboard/alcove accessible from the hallway.

So I think your starting point should be total house budget, then you should consider what you have to purchase (such as carpets, wardrobes and bathrooms) and then you will have a budget for building work, this will inform how big you can build and then you need to think about what you would like the house to have. Personally I think this is a great house that needs a better connection with the garden on the side, a more impressive kitchen and since two of you are sharing the smallest room in the house to work from home I think you need a better study.

Thank you kindly for your response Akira Yamanaka Architects. It helps a lot to hear others experiences and points to consider.
Please excuse the rough sketch. I was thinking of moving the entrance to the front of the garage with a hall and office/bed three in the remainder of the garage. Put a doorway from the hall into the bungalow now lounge with doors across into a dining kitchen (using the old bathroom). Then make the cloaks into a bathroom by extending across into the old entrance hall. Finally making the old kitchen bed two (taking it a little wider) then the remaining L-shape as the main bedroom.
I was hoping to fit in a separate space for a second toilet and washing machine but I don’t want to make the rooms feel too cramped.

An extension might be tricky as the property has covenants restricting extending without the original 1960s developers consent. A quick internet search shows the company as still active so I haven’t pinned my hopes on extending and was seeing if I could work with the original space.

If you are considering any extension now or in the future then you should check with the covenantee. It could just be a matter of a small fee. This is not a recent covenant. A ground floor rear extension would be easier if enough garden beyond, but if there is enough roof space then a loft level extension could be reasonable. In this case the decision on the position of a staircase is crucial and your current reconfiguration of the ground floor might limit the possibility of a future roof extension.

Regarding your sketch plan, the entrance from the side of the garage might work well for both the house and the office. I am less sure about the L-shaped main bedroom and a small bedroom with a kitchen window. It also depends on the actual width of the room and how a bed fits in the space. Having said that I'm generally cautious about using estate agents’ plans as I often find the dimensions are off by more than 300mm. The plan also shows a passage way on the left as an internal space, but I suspect this is external?

The new lounge seems small and narrow, so if I have one thing to suggest it is to remove the central wall as much as possible though the cost depends on the roof structure as Jonathan pointed out above.

I’m grateful for this information. I definitely want to keep the bungalow single storey. A small rear extension going out 2 meters across the back may be possible if necessary. Thank you for the sketch comments. With the L shape bedroom I may have been overly keen to have a ‘master suite’ in a small space with walk through dressing area on entering, seating area then bed to the right at the cost of bed 2. The passage way on the left is an old diy external lean to. Yes I’m inclined to remove the central wall too, although I would like to keep some separation from kitchen noise and smells. The sale completes next week so I will be able to confirm dimensions and get some proper plans. Thanks again.

Check the covenants- it’s likely they are for a specific length of time which may well have expired
