Bungalow layout / extension

Hi, I would really appreciate help with the layout and extension to our 3 bed bungalow please. We’re not happy with the plans drawn up by an architect who simply drew up some ideas we asked for advice on. They basically made no suggestions or ideas for us to consider (at considerable cost too).
Our builder was supposed to start work tomorrow but we’ve asked to postpone as we don’t believe the current plans make the best use of the space and we’re worried about spending a lot of money on something we’re not completely happy with.
Our main goal is to have a decent sized open plan living, dining and kitchen area to entertain and to have space when the family visits. As an aside, we would also like a granny annex either converting the garage or as an additional building / space in the garden.
I’ve seen some fab suggestions on other posts and would really appreciate an advice or ideas please. I’ve attached the existing and proposed layouts for info.

I wonder if the plan is ambitious enough- of course the architect might have delivered within your stated budget and what you really want will cost more. In my opinion the current proposal doesn’t give you a particularly big living space and I would be worried that the garage conversion isn’t big enough for its purpose and wouldn’t recoup its value when you eventually sell.

I have a different (albeit budget challenging) proposition

And if the annex becomes redundant there are easy changes to convey it into accommodation

I'm usually the one who differs so here goes:- The bungalow layout isn't great. The porch on the front ( presumably a late addition ) looks fairly bad, detracts from the bungalow, prevents having a lovely entrance and more importantly blocks a direct window on bedroom 2, which has no natural light. Therefore, knock it down. This will also give you square footage allowance in hand. If you incorporate the garages into the main block of the house it allows the new bedroom space. You can build a free standing garage elsewhere on the plot, which is more than large enough, and, you already know you're not restricted to building behind the main building line. Change the garden room into a proper pitched room with insulated roof and walls, knock down the lounge wall and add bi-fold doors across the back. This now gets rid of both dated / unattractive additions. Take out the shower room and make it part of the entrance hall. The rest of the plan is pretty much self explanatory and gives you a new larger Master Bedroom with en-suite a large second bedroom and family bathroom and a further bedroom with en-suite ( for guests etc ), which used to be the main bedroom. All the plumbing should be ok, as i made use of positions already in use and back to backed the new ensuite with the old one. Jonathan's plan is excellent. You can't have an En-Suite in the Master bedroom it's not near enough to any drainage, unless you have a major knock about, which Is why, I presume that Jonathan has moved the En-suite to the other bedroom and then created another bathroom and bedroom on the left hand side. However, I would also point out, that the floors would need to be dug up a long way to allow for sink and washing machine waste, and the drop from the other side of the house is maybe not going to be achievable, thus meaning that you can't move the kitchen to the right....................All depends on the drains as usual. The garden is only 40ft long, so any extension would eat in to that quickly. Unless you want to pretty much change most of the inside, create a new hallway, move the front door, change 2 bedrooms and both bathrooms plus a kitchen, I don't think this is the one for you. I would probably try to get one on a larger plot, because the foot print is fast approaching too large for the plot on this one.

Jonathan's suggested layout looks far more sensible to me - I looked with some horror at that huge wasted space between the kitchen and utility. Rob has suggested you consider air conditioning - it might be worth finding a consultant on natural ventilation. (Not sure how you find one, but the RIBA might assist, or I can ask my dad, who is a retired architect.) The one thing I can tell you, having twice had major building work done (and I swore never again after the first one...) is that the more thought you put in up front, the less likely you are to regret design choices and find yourself with costly extra works. These are really helpful, thank you so much Jonathan. We will look into your suggestions although I suspect that it will be out of our budget. 🙁 The suggestions are incredibly helpful to inspire us to ‘look out of the box’ and not just concentrate on extending but also reconfiguring the current layout.
