Comments (14)@Victoria, Well, now that you've asked... We got planning permission for the project back in November but the first builder we asked for a quote suggested that we were wasting a lot of potential by not putting another room up there (at the top/back of the first picture). So, I revised the drawing by adding another bedroom to the rear and putting another bathroom/en-suite where the void and resubmitting for planning. After some time, the structural engineer came up with drawings and calculations for the project and the builder's quote came in @ £125k. With VAT on top of that, we just can't justify spending that much and was expecting it to be less. So, the whole project is on hold while we consider our options... Comments (5)You could consider a concept planner for this. You would get to explore more than one option before committing. Consider OnePlan. Personally I think that you need to consider several factors: what you need from the house; who is the likely next occupants (professional house sharers and families have different requirements); how much reception space you have and if you need more; if 4 bedrooms are better than 5; what outside space you have and if a roof terrace is needed....See MoreAlternative Fire Regs solution on Loft Conversion terraced cottage
Comments (13)If only was that easy. I am waiting for Building regs man to get back to me for meeting. Every option in the past been discussed via my builder whom I no personally . Unless Somethings been missed we have already put to him about external fire escape stairs, the fact that new back bedroom and loft will all have new windows that a person can get out of (sure I asked about fire escape ladder which was met with a "No not sufficient" ). Its a cottage so ceilings low hence height to evacuate from a 2nd or 3rd floor in event fire would not take long. I no its down to me to put all options to buildings regs he isnt giving anywhere here and obviously its not his job to come up with solutions.Perhaps when he next comes round now so much has been done and he can see for himself windows are escape route. For now its looking like he wont sign loft off as an official 3rd bedroom. If I have to accept that , so long as I got firedoors on all floors so be it. In long run I would obviously like it signed off. Alternatively not now as monies tight but ny architect suggested months back that I possibly get a private building regs inspector who may be a bit more giving on alternatives, it would mean though paying a 2nd time gor building regs....See MoreAdvice needed for our loft conversion!
Comments (14)You've got some tricky dimensions to work with there. So before you go ahead with a design, you may wish to contact one of the Concept planner's on here, who will help you see where to put things, work out the walk room needed around objects and help iron out the flaws before you build. Karen at OnePlan comes highly recommended on here. There are a few points to look out for as I see it. The width that you have left over from Bathroom wall to outside wall of 2887 isn't that long. A bog standard king size bed is usually just over 200cm with the covers and may be more. That wall also, isn't particularly wide, therefore, if you wanted bedside tables, it could be tricky to use that space. So, putting the bed on the back wall, which will probably look nicest has other problems. Easier to show in diagrams ( hopefully ). I can't see how big the nib is at the top where i've put a couple of Chests of Drawers . I know we couldn't manage without them. I feel the large window is too big, and if you're going to put wardrobes on that wall, then you need to make sure the window isn't to large and that you leave a big enough gap either side for not just the wardrobes, but also for any window coverings. You don't want to be pushing curtains in to wardrobe doors and not having enough room for poles. I'd make the bathroom a little smaller to get better walk room in the bedroom. Unfortunately, Architects rarely think about furniture placement, I personally think it's paramount in considering the sizes of walls, windows and how to live in a space.
