garage conversion fascia?

We’ve had our single storey garage converted into a habitable space. It has a flat roof - which you can’t see from the photo as the previous owners had a tiled pitched effect front built to match the neighbours’ garage. Our builders have attached a piece of shiny black upvc under the gutter where the new wall joins the roof, presumably to weatherproof it. I think it looks really cheap and nasty and the fixings are clear to see, but my builder can’t see any issue. My problem is I don’t know what this type of board is called/its function/thickness required etc,so I can search for an alternative. Is it a soffit? Fascia? barge board? I really would like to find an alternative to this shiny black upvc. Any roofers our there who can offer advice please.

Sorry to resurrect an old thread that I totally forgot to check. Thanks both for suggestions :-). We did eventually put a door from hall into garage to get things moving in the right direction but life gets in the way. We now want to extend the kitchen into the passage that runs down the side of the kitchen, which is just part of the garage so we can create a U shape kitchen with breakfast bar. The kitchen had already been extended into the garage by 1.5m when we moved in, so the wall we want to knock down is non supporting. The extension would only be 1 x 3m into the garage, we'd brick up on both sides to block from garage and the bit that juts out onto the patio. Would need pipes & electrical cables re-routing and all the works associated with making it into a liveable area. It would also mean we'd need to knock through to the patio from the kitchen, the existing window is 1.2m wide and 2.05m from floor to lintel, figured we wouldn't have too much trouble replacing this with a door? Looking for an idea of cost really if anyone has any idea? We are Midlands based. Any advice much appreciated :-)

Sometimes you can get away with just permitted development but this is really area dependent. For example, sometimes you need planning (not full) for the changes to the front of the house or for adding services to this space. Also, sometimes, permitted development rights have been removed from the property so you should definitely drop a message to your local planning authority before proceeding. This can include if you are on a new housing development or if you live in a conservation area. There are also different rules if you are in a listed building where listed building consent may be required. I hope it helps. Best of luck xx

As bedsits go this is still pretty small so it’s not going to add to the resale value of your house and to convert the space is going to cost as much as funding several years in rented accomodation elsewhere. If you are feeling flush consider using the money you would have spent on renovations to put down a deposit for you to buy a property and rent it to your son, use the rent to pay the mortgage and congratulate yourself that you have improved your pension planning.
