Toilet in the kitchen

Hi all, I need an extra toilet, and seems that the best option would be in one corner of the kitchen, under the bathroom from the 1st floor. I have a small vent window too.
But I'm not sure how to make the best use of the current space.
I hope you can help me with some ideas,

Btw, I might consider to see details disable the door between the kitchen and the reception room. I have another one and I don't use this on

This is one option.
Although you will have to get professional advice about the distance required between electrics and a water source.

Re your interesting points :- -I would have a bigger bedroom since she is at the age where potentially she might have more time in bed due to failing health- consider if you can get a view from the bed of outside life ----------- We have cared after the elderley for many years so we are aware of bedroom size and yes there is a window from the bedroom with plenty of light. -Perhaps a wetroom with a seat in the shower area?------- yes we have thought of that -Probably more kitchen for her as she wants to bake....tell her I like carrot cake. What about a compact oven that is both a microwave and an oven to use less space? How about wall cabinets with self closing electric doors? pull out storage so she doesn't have to reach the back of cupboards, crockery in drawers for easy of access? How about an induction hob giving an additional flat surface to add to her work surface? Consider her height...you could have the legs of the kitchen cabinet lowered?-------- With old relatives sometimes it can be easier if there is less rather than more. I agree we are going to plan it so the oven is body height and all work surfaces are sensible -How about a separate front door with a hallway and a cupboard ------- Yes that is planned -partly to separate the WC from the living room, partly to add some much needed storage and partly to accommodate a washing machine cupboard so that she doesn't have to listen to it------ I agree, the plan above was ony an example. We are going to have the toilet/shower effectively as an ensuite -Does she need or want two sofas could the living area be smaller to allow room for something else?....she loves her lounge, TV and garden so we want to make this a nice large, light space as she will be spending most of her time there -Is there anything from her home that needs to be accommodated and planned for----of course we will plan as much as we can but what we dont want is her thinking it is anything other than a light,airy, warm inviting home..not a nursing home in waiting Regards

Hi, This looks like such a wonderful place to work from. How will work ever be done? I have a small post on my site on mobile offices: http://www.kalabas-interiors.com/mobile-office/ It might give you alternatives. Also have you considered a container? These can be easy to start with and you can clad the outside and give it a cabin feeling. Depending on the size you choose you might end up with a generous working space. Also a tipi like building made of wood or cladded in wood. With a view like that consider glass, creating an as wide as possible view. My last suggestion is http://hivehaus.co.uk They were shown on George Clarks, Amazing spaces and it looked really good. The idea of this modular space is that you can just 'slip' in additional space as and when needed. A toilet can be off the kitchen. There is no need for a separating lobby any more, that went out a number of years ago. Planning is different from Building Control. Your local Planning office will have no jurisdiction over the insides of your home unless its a listed building. Building control will only need to be involved with something like this if you are making structural alterations requiring steel work. As long as you use certified and Insured contractors for all the electrical work its doubtful you'd need to involve Building Control. However; The w.c. must have its own hand wash sink, using the kitchen sink is not acceptable under current Building Regulations. The w.c. must be fitted with its own 100mm vent, this will be operated by the light switch and should have a minimum 15 minute overrun. Windows are ok, but there is the risk of the wind blowing in the wrong direction and pushing air into the kitchen instead of drawing it outside. The door should open outwards if this is the only downstairs loo. This is a safety feature as d/s toilets should be disabled friendly, so if someone has an incident or fall in there they wont be trapped behind the door. I'm assuming as its an existing w.c. you've probably got most of this covered already.

You could move the loo to the other side of what is now the kitchen and have it opening into the hall. You could then move the cupboard to beside it (opposite the front door) and then you could then have an open plan, L shaped room, which would give you options to either have a massive open plan area or perhaps close off a bit for an office and have an extension to give you space to combine your living area/dining room with a newly located kitchen.

I think if you have a small enough basin and a bifold door on the under stairs cupboard you will still be able to access that storage

Could you rotate the cupboards/washing machine 90 degrees to face into the kitchen and erect a partition wall with door behind, a basin could go against this wall to allow access to the under stairs cupboard. Ideally the fridge/freezer would rotate also, instead of the door to the new WC, but that would mean accessing from the new room from the reception room…..

There is space to have both, and the door. There is 210 cm in total, but I'm not sure that I'll like the outcome

Yes, I agree, i think you would miss the cupboards and extra worktop. would the fridge/freezer fit in the space near the bay window shown on your plan?

If you are reffering to the opposite corner, yes, there is space, but it's deeper than cabinets and than the widow edge, so it will block the light.
