Help with layout of side return kitchen, diner, toilet

We are looking to do a side return extension to create an open plan kitchen diner with bifold doors out to the garden.

The bathroom will move upstairs, but it would be handy to keep a toilet downstairs. I’m not sure how to do this without affecting the bifold doors or having issues with plumbing if it is moved far away from its current location.

Also not set on how the kitchen dining layout will go, so I would really appreciate all suggestions please!! Thank you!

Hi Dani,

What an exciting project! Looks like you have lots of options to consider.

You could definitely have a downstairs washroom.

Bi fold doors would be a great addition for boosting light and really bringing the outside in.

You seem to know what you are looking for and it's just a case of trying out those ideas. Would you be interested in having a cuppa and a free call over the phone to bounce around some ideas? It would be great to discuss your ideas and plans over the phone and see if we can come up with some concrete ideas.

Thanks for these. Im not sure if we can do the extra corner bit for number five, but I do like the layout, it will depend on cost, also don't need two tv areas, as we have a front lounge in the house anyway. the office was supposed to be a mixed use room, as a playroom with kids storage and also an occasional bedroom, so sofa bed In there. I know many people have hobs and sinks on islands, but I just think i'll end up dumping things on there.. I have four in the family, two adults, two kids, but we have a lot of people round for entertaining and parties, so space is what I'm after, but was also looking for somewhere the kids can go out of the way from adults if need be. As for kitchen, the reason for having large larder is to put not only food/drink spare fridge in there, but also things we don't use all that often in the kitchen, equipment etc.. I like everything clean and hidden away. The office on number 5 would be separate anyway as this concept includes sliding doors, which fold into the wall, so only entrance would be from outside, not sure if I can afford these yet though. Please keep suggestions coming, or alternatives, all welcome as I can't visualise.. thanks

Hi there, I have a idea for the kitchen. I think your trying to pop too much in the space. And in your proposed plan, ironically your creating a less efficient kitchen as you've lost the wall space. But when the wall is down your going to have a nice generous room which will be lovely for the family. My thought is that you should stop seeing the space as two rooms. But think of it as one large dual purpose room. Think traditional large country kitchens with the cabinetry around the walls and a central large table. of course this can be in any style. This way, you can leave the door to the loo where it is. The drains can stay put and you just need to open it all up. And probably take out the fireplace...maybe :D This is my quick sketch. Extend the counter to the doorway. Then you will have a nice long run of counter. Plenty of work space. Remove the chimney and fill up that wall with all the fridge and tall n' bulky stuff. So this becomes your pantry and other storage. Then pop your large table in the centre of the room. And as a Mr J Oliver likes to say - Happy days.

Hi, I definitely wouldn’t install a toilet next to the dining area (no privacy), not would you have room to create a corridor - you’d need 3ft for sure and that would leave you with only 7 ft 7” in the dining area, which is a bit of a squash. So the best idea is to create a utility/toilet in the kitchen, as you say, on the left behind the stairs. If the wall between the back door and the sitting room is 3ft-3ft 6” I think you could create this space without moving the back door. But it would be big enough fir toilet, cloakroom basin and the washing machine and dryer stacked, if you have one. You mentioned turning the window into glass doors, but I’d be reluctant to do that simply because you then lose more wall space for the kitchen cabinets and you’re already losing a wall between the kitchen and dining area. But you could change the back door for a fully glazed one to let more light in. I tried putting an island with overhang (3ft in depth to allow for bar stools and storage) but the space would very tight, even running the island vertically on the plan as you need the best part of 3ft to walk either wide of it, so possibly a peninsular would fit best. As you are short of wall space for the fridge freezer, would you consider installing it under the stairs, depending on its size? Ps I meant to say, best option for the toilet door in the kitchen would be a sliding ?barn style door or pocket door if you had the room.

Thanks.. and you think that is a better layout given the space, than the final one I posted? I think fundamentally it's unclear whether it will definitely be 4800 or could be slightly less, as the shell isn't built yet, which is what's causing my nervousness. It feels like 4800 is probably what you realistically need, so even shaving 100mm off that starts to make it feel tight. Kitchen designers have suggested we can go a touch narrower on the island to give more space to dining, which I might explore if the shell ends up less than 4800.
