Design Dilemma Renovating Exteriors

Can anyone please help improve this layout?

My friend has been in consultation with his architect for a loft & rear extension to his current house. It’s a 3 bed semi and he want to crate;
a 4th bedroom (with en-suite) in the loft,
3 bedrooms on the first floor with at least one of the bedrooms having an en-suite for his daughter.
He also want a lounge at the front of the house.
Open plan kitchen living area to the rear. Plus a downstairs W/C.

I have attached draws of the current layout of his house. Plus also the architect’s proposed design.

Hello Plusmarcus – I have enjoyed having a look at the proposal.

There are some good things here. From my experience renovating a property is always a good idea and pays dividends when you come to sell it.

The 4th bed in the loft is fine, the lounge has an excellent proportion and the open plan dining/ kitchen works well.

May I suggest that you advise your friend to check that the designer really is an archtect ie, Dip Arch RIBA. Some 'draughts people' do use the term architect, a bit loosely, so it might be an idea to check – it might affect the fees they charge!

I want to suggest that your friend has a look at the following book: www.KeithJamesClarke.com

Why do I make this suggestion. It is written by an architect and full of design ideas and contains Case Studies on a single storey, loft extension and a lot more besides. At the very least your friend could use the book as a check list – and save hard earnt money.

I'd do exactly as Jonathan has done on the ground floor. The first floor can be re-configred in a miriad of ways depending on whom you wish to afford it to ie;- The boys and the Nanny, I'd still try for 3 bed, and En-Suite and a main bathroom. I think that whomever is using it, then you'll need an En-Suite either for yourselves or your Nanny. So something like this may work well. The loft is a whole different kettle of fish. 2 metres is okay - you can stand up in there. I'd certainly get rid of the pointless utility room and turn it over to storage as you have 3 boys, you're bound to need quite a bit. It's possible that you could re-arrange the entrance slightly and donate the long thin area over to a playroom, giving them more space to play indoors.

I think the budget is too tight to do the job justice. If you're moving cabinets, you may need new flooring, you have to change the plumbing and wiring and may also need extra units. On top of that you have the structural work. I can't tell from the plan, but it's possible that the wall going from dining room to kitchen is load bearing, thus you would need and RSJ if you turn the existing door way to full open plan. You could do this, which is kind of what you're describing:- However, this would be better, but I don't think you'll do it on the money. Bi-fold doors alone could cost £3K

Hi I'm new to houzz We are moving into this lovely house soon hopefully (heart not head purchase) and are trying to work out if we can of move the kitchen into the Living Room to make a Kitchen Diner, and then using the current kitchen as a utility room and office space with big window. We have got a bit stuck on how to create a good flow through the house to the garden and make it work with the chimney breasts etc. I'd love for it to be connected to the patio and garden but the large windows have a low radiator underneath in the living room and there are steps going down to the cellar on the other side of them. This is the Living room currently inside (outside below) Any advice / ideas would be appreciated. (We don't have a huge budget so want to avoid huge structural work where possible) For a later project, we also need ideas on how to make better use of the 'turret' space - currently, it is a bit of a wasted feature in our opinion and the bathrooms are a bit crammed in. We are currently in a 1960's open plan semi which has patio doors out onto the garden (probably the only part of the house we like)

Depending on the strength of foundations on the garage, I’d be inclined to add a bedroom by extending over that. I think it’d be cheaper than extending out the back, but more importantly, if you’d like that family room to be light and bright all the way back to the kitchen area, I’d recommend putting in a couple of sky lights, which you can’t do if you extend over it. You’d end up with 3 double bedrooms and an en-suite. However, this doesn’t solve the unusual shape of bedroom four, if that’s a problem for you.
