opinions on living room layout?

Hi everyone,
I’m viewing a house this week with a lot of potential. I have been playing around with the living room layout in case I was to go ahead and make an offer

The kitchen is too small to add a table so would have to go into the living room. There is an old fire place which I would want to demolish and redo.

I’ve tried doing a layout of what I think could work with a dining table and chairs in there but it also looks quite cramped. Any advice would be great!

I prefer the layout with the tv in the corner as it looks more relaxed and you have used the sofa to divide up the space. If you turn the dining table at 90 degrees, ie long side parallel to the wall you will gain a bit of space and have one chair on each side and each end rather than 2+2 then you can have the table back nearly against the wall and still sit at it if there are only 1 or 2 people using it every day...

A couple of options:- I'd put the games table in the study as for me personally it has no place in the lounge / dining area and should be out of the way in a separate room. With the games table out of the way, you have more room for seating in the lounge area & the conservatory, which can then be opened up for larger gatherings :-

I like the room. Personally I would go for a dark colour on the tv wall so the tv etc blends in. Rather than buy a new rug I would spend the money on a cane and rattan chair, there are a few around ATM at really reasonable prices and you can pick up velvet curtains cheaply. I would also add another large plant. I couldn't get a wall colour similar to the one in the other pic but maybe look at something like this or just the cabinet colour. When budget allows I would add an arc lamp behind the sofa and a table lamp on the sideboard as this will add to a cosy feeling.

For option 2 , I would get rid of the sink or at least get a much smaller sink (maybe a mini butler) in the 2nd plan. It takes up far too much space. Alternatively, you could move the sink to the opposite wall. Either way it makes the utility room really cramped. Especially if you're trying to fit a boiler, sink, stacked units, cleaning products and a radiator in there. Is there a separate door to the toilet? Option 1 gives you a bit more wiggle room to fit all the items you want inside. You'd lose about a meter from the garage but I think it'd be worth it. If the door swung outward or a pocket door was installed, you could have a mini corner sink in the toilet. Go for a narrow width door in either situation 680mm.

I see what you mean Minnie. The room looks narrower than it really is in real life as we know it now. I did try a sample board of dove grey which is approx 2 shades darker and the subtlety was not offensive. However, I was thinking that a dark shade of blue would make the room appear more closed in than it really is. Appreciate your knowledge and hope to hear any more. Thanks everyone. If you turn the table 90 degrees and have banquet seating or a bench up against the wall you can move the table nearer the wall, you will gain some space while still seating four.
