Comments (2)Hi Sarah, You can modify an existing extension, but in your case, as you said, you might need to replace the spanning beam - unless the structural engineer finds a way to extend this, but you will have a column inside the space, which might not be preferable. Full length bifolds, again depends on the structural design. You could probably have them, but not necessarily. There's plenty of design tricks with glazing to ensure it looks great and brings the right purpose. I wouldnt necessarily block the second entrance if I could. Relocating the toilet will be a game changer in my opinion, as it will open up the space even more and allow you to have a living area with dining as well. Also if you are hiring an architect, check with them the option to not extend the current side return, and modify the glazing & layout only, i think there's some potential there too. I have called both solicitors and chartered surveyors neither of whom can give me a step by step clear process as to what next steps need to be taken in this particular situation - that’s why I asked the question here and am asking which profession could do this?So if you have A suggestion I’d appreciate it. Comments (4)Hi David, see an alternative below- the yellow L shaped kitchen worktop provides good amount of space with sink facing the garden and hob against the perpendicular wall, the grey bit is floor to wall cabinet with fridge freezer. The wonky rectangle is dining table (all red bits are windows) and a downstairs water closet. The garage doors lead up to a small storage area where you can house your wheelie bins and other stuff that require easy access to the outside. Getting rid of the doors while you enter the living room may open up the area a bit more if that’s possible. Clean simple layouts always make a space more flexible in the long term. Comments (17)Not easy, such a long house. Tried to make something nice of it. Left one is just the floorplan in the measurements you gave. Middle one has slight changes to utility and hallway, making the old kitchen and snug more of a lobby, added a window and removed hallway door to let more light in, added a doorway on the right to create a garage-garden-connection. Dining will be lounge, other reception could be a spacious master bedroom with ensuite, though completely optional of course, if you have kids or work from home, there might be other/better purposes for it. Utility and toilet still in place. New kitchen with island, though far from optimal, as it is a traffic line. Dining table with very comfy chairs. Right one is similar, but master bedroom has dressing area and ensuite within the old reception. Garage-garden-connection in the same place, but now going through a utility. Old utility can be used as pantry. Kitchen layout will allow more traffic. Jonathan is somewhat right about turning the snug into utility/bootroom, toilet relocating and such, as it would allow you to open up the kitchen-family area more, thus less hallway. Then a bit of lounge/conservatory style setup could be added to the long family room....See Moretr_vic
