Garden flat extension ideas

Hi,

we are looking to either knock down the wall between the kitchen and the smaller bedroom to create a large kitchen diner with bifold doors.

however now we are wondering if we can put up an extension to create the same effect? is there a way to do this and increase the size of tje second bedroom?

Is this a terraced house? Where is the rear wall line of your neighbours? Are there extensions of your neighbours beyond your rear wall line?

Yes, this is a terraced house, some of the other houses do have extensions

Hi Paul. Does the kitchen need to stay on the back wall? Can I also ask what are you looking to blend in with. I hope you don't mind me saying but have you thought about the size of the tv? We've got a 60inch tv in our basement room (about 4ft 5 wide) and the front of our sofa is 8ft from the tv. Im not sure you could go any closer to the tv and be able to see it. It looks as if your tv would be about 8ft wide so your sofa would need to be much further back. I could of course be wrong!

I don't like the idea of a courtyard as it feels like wasted space. I'm okay with having the room at the back. I've played with having the dining room as you walk in the front door but breaking it up with a waist high wall to create a kind of hallway and storage area. I could also move into this area by 60cm to allow for a bigger master (to take the space of the wardrobes. I think knocking yet another wall down could get pricey I guess. what are the opinions on this design attached? (doesn't inc. master bedroom.at the bottom) it should be fairly to scale.

Hi Saskia, Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception. Regarding the glass to the other bedroom it all makes sense. Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now). Morning, Extending the kitchen (and lounge) area out into the garden is a great way to make room for that extra bedroom. We have worked on many similar projects in the past. Is this actually a gound floor flat in a terraced house? No stairs? The extensions of other houses go beyond your rear wall?
