Our lounge is north facing & dark, & would it be worth flipping kitchen to back of house?
Garden is a new build - any help in redesigning it would be grateful

that does not sound good: lounge north facing and dark. You should consider flipping kitchen to back of house if you can afford it. But without a plan I cannot say more.

Hello wallsinead, Yes I too think that you should consider an open plan living space, check which of any of those walls are load bearing (stud) wall. If they are partition then much easier job. This will create a natural flow between room functions.. Stairs stay exactly where they are and can be open on one side at least I would think. You can still create functional spaces in open plan with beautiful dividers and clever arrangements of furnishings.. Having an open kitchen dining area, moving seamlessly into the living area means you could have a multi- functioning space, as opposed to the limitations of the room title... I would consider too a galley style kitchen along the far left wall, or even duplicate opposite. You could have a butchers block or island to compliment. A re-configuration of appliances here could look spectacular. Double height fridge, free standing range oven on the left wall.. I am wondering if the door I can see there goes into the garden? If it did.. You might consider turning the door and the window into bi- tri-fold or double french doors leading onto the garden? What this could then mean for you, is that you could either have a lovely terrace with large table to eat outside.. or build an extension onto that at some point with a flat roof skylight.. So you create a dining area off the kitchen, move suggested french or bi-fold doors to end of extension and then you would be left with twice as much living room space internally. Some suggestions.. which could still leave you with room to go upwards if needed... one more thing.. I would definitely look to moving the bathroom downstairs.. Keep a tiny walk in loo or even if you wanted a tiny wet room - loo and shower.. Minimal floating loo and sink and tiled with just a shower head. So it is a downstairs loo with functioning shower. Upstairs you would have a bathroom and if you were to extend upward again.. Have further bedrooms and another bathroom.. The master bedroom looks like it has a cupboard.. you could move the bathroom into the small bedroom on the right.. Extend the master bedroom cupboard and existing bathroom to make that your walk in closet and bathroom. You lose a bedroom on that floor but if you extend upwards you can create a further two bedrooms and an additional bathroom should you want it.. Wow exciting! It has a lot of potential here. So a few of my thoughts.. Ps: speak to planning office , should you need consent for any additions.. Get that bit sorted out ahead of time... Also you may need a structural engineer or surveyor for a site visit just to advise on any changes where opening stairs and or removal of stud walls where necessary, or if at all.. : ))

Hi I think you should consider completely 'flipping' the space, using the grass area as your driveway/parking area, and joining the rest of your current parking/bin area to the paved area you already use for sitting eating. To show you what I mean, in the image below the new driveway area is in blue, and the new garden area is in red. I appreciate this probably means more work/cost in digging up and turfing some paved bits and paving some grassed areas, but to me the advantages are: a parking area wide enough to get two cars in and out past the other; it consolidates both the spaces you use for leisure into a single, larger area; your kids will be able to get to the play area by the back door, rather than by the front. This might be safer/more convenient; and if you built a fence between the red and blue sections you could improve security by removing easy access to the back of the house. Hi Alex, Thanks for sending the floor plan across. I think the layout works well, keeping the kitchen where it currently is. Especially as you have the lovely garden view. I think an option to consider would be opening up the two rooms - kitchen and living room. This would create a really large entertaining space. If sofas are positioned correctly along with the dining table you can still have separate 'zones' in the room with it being open. I am assuming you have a patio door out to the garden. A bi-fold would work really well at boosting in some more light especially if it was to run the majority of the wall (budget permitting) otherwise a full height window either side and inline with the patio door would be a cost effective light boosting solution. If opening up the two rooms isn't a possibility you could look at effective lighting, that can help boost light in the areas of the room that appear darker. When it comes to scetches, the sky is the limit. So here's my take on the house: Since you want a more open feel kitchen dining, but not keen on opening all of it up, I removed one wall to create a spacious kitchen diner, the conservatory would be used as a lounge area, but the doors can keep in kitchen noises and fumes when needed. Moved the side entrance to create a utility. Kept the cozy front reception. Completely relocated the staircase and wc, while still leaving enough room for a study/playroom/guest. By moving the stairs, one bedroom was sacrificed, but depending on your roof shape and loft options, a second staircase could go above (add a skylight as well, as the landing currently has no windows). Relocated the bathroom, so the master bedroom gains some space to move around the bed (it looked rather tight, was it not?). The bedroom on the top left has some extra width as well. Landing storage had to go, but if you'd like a new one can be created without hacking into more walls, as it's location in the scetch was open before. Hope it may inspire.
