Where to begin?

I'm very fortunate to be buying a 'new build' 4 bedroom house and will soon be meeting the builder on site to discuss. Following the meeting I know I will have to choose flooring, carpet, tiles, kitchens and sanitaryware and when I go to the recommended providers I'm sure I will get some helpful advice. But it's worrying me how to choose a colour scheme that will give cohesion to the house. In the past I've only decorated one room at a time so to tackle the whole house from scratch is giving me the heebie jeebies! Is there a recognised method that I could use as a template or a guide? I'd be so grateful for any suggestions.

Invite an interior designer on site. One that knows color and daylight. Then moodboards, lots. And make it your own, not some magazine styled house. It is a lot, but focus on flooring and tiles, as painting a wall another color is not that hard. Congratulations and wish you a smooth transition ;)

Furniture and flooring need to be long stay options, so I would choose these first, then introduce colors of walls from curtains and pick it up in cushions and rug. that way it is easy to freshen up room in a few years without changing the major expenses e.g. new paint color and cushions

I agree, there would originally have been just one cast iron spindle per stair. The newel post would have been wooden I think and you'll be able to pick up a new, traditional style pine one from any timber merchant, probably less than £100. It's a shame that the 'bullnoses' have been cut back but if it was all sanded down and painted or varnished to blend in I don't think it would look wrong at all. The alternative is to get a joiner to make up bullnose profile pieces to attach to the end of each tread, but you'd have to paint them as the wood wouldn't match the original. Replacing every tread would cost a fortune. The banister rail will sand down with a bit of hard work and probably be a nice piece of wood underneath that you can varnish. It'll look lovely once it's done, you'll have to post 'after' picture for us!

Thanks for the reply, don't think I'm quit at that stage yet though. Was more looking for general ideas on where cooking/dining areas could be located and how to fit in the utility and loo. Hoping that others who have done similar projects could share ideas on how to get the best layout for the space.

Hi Louise the layout of your space looks great. Time to entertain!! regarding the lighting layout, I would consider -pendants above the island -downlights to the main areas of the kitchen -under unit lights to the high level cupboards (linear led works well) -pin spot downlights (such as Eiger) above dining table and some twinspot (such as Eiger 2) to the lounge area and possibly some picking out art on the main walls -add some 5 amp sockets to the dining and lounge areas for table and floor lamps If you can, have 2 circuits per area so that you can really set the mood. Below is project with similar aspects so that you can see how we have zoned the lighting to suit each area. Hope this helps and good luck with the project.

Or you could tackle it one room at a time as a first draft, then take an overview of what you've made and try to tie it all together, its no different to what you've done in the past its only the scale.

NHBC recommend waiting 6-12 months before decorating until the house is fully settled and the drying process is complete and by that time you'll know what light you get in each room and when. I’m guessing the builders will decorate everything white which may be a good thing as many people do this initially before undertaking a whole house! I’m not sure if you have existing furniture you need to work with? Paint companies such as Farrow and Ball offer colour consultations or there are independents. In addition most paint companies include tonal/contrasting colour schemes on their websites

Farrow and Ball have some interesting guidance articles on light quality depending on orientation of the windows. You get different warmth levels at different times of the day depending on if it is east, west, north or south facing. This then brings out different kinds of looks from colours. So the one colour used in each room will look different because of the different type of light and colour of the light. You might find this helpful to read about. Otherwise the easiest thing to do would be to get an interior designer to help you - particularly one who is good at colour selection.
