Hi City Lofts - wood flooring question

Could you tell me what type of wood flooring you used in this loft conversion? It’s very nice. Was it matt lacquered oak? And the type of wood used? eg Kahrs Oak Paris.

Do you mean 14mm thickness?
I’m a bit put off from buying oiled oak, because of the upkeep and maintenance issue. In your expert opinion, do you think matt lacquered would be almost or equally as good?

This is a question i get asked all the time. We sell miles of Wood Effect Porcelain Tiles for anything from a small cloakroom floor to huge living spaces. Like someone said Porcelain is Cold to touch where as the real thing, not as much. Most of the Builds we supply it to are installing Water underfloor heating throughout the areas its being fixed to so you avoid this problem. With the phenomenal technology being used to create these tiles they are now available in Lengths of up to 1700, they are looking more and more authentic. With hundreds of factories around the globe all giving it their best shot there really are some true stunners that not only fool the eye but the touch too. The positives of Porcelain really outweigh the negatives, no warping, no swelling, no staining or scratching. We once had a customer that replaced her traditional wood with porcelain because it was so much easy to look after and she didn't need to worry about her cleaner using the wrong product and staining it. Be careful with Amtico as they are not all UV protected and can fade. It is a frustrating space in many ways thanks to building regs (necessitating a landing at top of stairs that we really could have done without) and planning permission (as we are a flat with no PD, all we got was a small recessed dormer - which ironically now looks out of place when viewed from rear because all the houses in the street have full L-shaped affairs). What could / should have been a decent size double is actually a cramped room that's difficult to furnish.

Thank you all for your comments. kl55hp your project sounds equally exciting. One thing that I learned so far is the need for light, big windows, big doors!! We have exactly the same dilemma regarding living in the house during the building work; it will save a lot of money as well. You have definitely thought this further than us. Sounds like there is a consensus regarding using a professional to help us make some decisions! OnePlan, thank you for the pictures the colours are spot on. Were thinking of a slightly more modern look by incorporating some gloss cabinets to reflect light etc. Thank you all once more!

I think the Karndean flooring is lovely and very elegant. If it were my house I would, as suggested by Gabby and Patrina, continue it through to the living room. There are some gorgeous rugs about which you can then use to finish off the room. The Karndean/carpet look seems rather dated, even if you got a new carpet.

The top lamella is only 4mm thick. No definitive opinion on one or the other, they have pros and cons. The latter comes up a bit glossier and scratches might show a little more, but oiled requires maintenance.
