Flooring - open plan kitchen/dining/living room

Morning, we are looking for flooring ideas for a south facing rear extension with bifolds.
We have had lots of conflicting advice around products that shrink and fade.
We have been looking at LVT in a herringbone pattern. Has anyone had any experience with this in a large south facing area?
Engineered wood flooring isn’t hard wearing enough for us with 2 young children after throwing toy cars at lots of samples it dents too easily but people in the flooring shops always try and steer us in this direction!
We will also be having underfloor heating.

Hi Louise!

I saw your comment earlier on the post about the engineered oak.

I have two young little boys and a dog and currently have LVT in the 'busy' areas of my home e.g. kitchen, living, dining room. We have had no issues with it and it's been installed for a few years now, like with any flooring it can mark, fade slightly over time and show wear and tear as it ages but a lot of it comes down to how its looked after - although as flooring comes its probably the best hardwearing flooring as tiles can crack and look unsightly as well as be unsafe.

Our LVT goes through quite the test on the daily basis, we are moving to a new build at the end of this year and we have sourced and paid for LVT to go throughout the whole downstairs of the house. We know how muddy children and pets get in winter and we didn't want the hassle of slippery floor tiles, carpet that will get stained or solid wood that would get damaged so LVT has been the best practical solution for us as a busy household of 4 (soon to be 5).

We haven't got herringbone style, for our new house ours is an ash oak effect, we currently have LVT in slate tiles and in a very warm oak effect. I'm assuming the Herringbone LVT will be laid the same as any other LVT and the 3d print/texture will be done to create a realistic looking/seamless join rather than angled planks and pattern matching.

The underfloor heating won't be an issue as LVT is similar to other flooring types which can also handle a certain level of heat - I would suggest checking what underlay would go best with both LVT & Under floor heating just to make sure you are getting the best protection for your heating system and flooring.

Hey Nisha! I love your Option 4 and what a fab design- looks amazing!!! I think Option 4 has lots of space and flow through the room without having to walk around furniture and is a great adult space with formal and informal dining with the addition of the breakfast bar. If little people do come along in the future and you need a play space when they're a little bit older, you can always whip out the breakfast bar and move the table up closer to the kitchen at that point- it's a lovely flexible design. In the meantime Option 4 feels light and open and spacious and looks fab to me. What a long way you've come since your first post! How exciting!

Just to confirm..... on your sketch above.... the too. on the left will be the new space measuring approx 4m X 4m including the green area? If so, that will be tight for everything! And your furniture us all off scale. Your 2 seater sofa has been drawn as 1m long which isn't right. Your kitchen is all out. I assume I've picked you up incorrectly and your room is actually bigger!

Hello Karen, WOW what a fantastic project and this open plan space looks incredible. I feel the positioning of the living area and dining area works well and makes complete sense from what you have said about the views etc. My concern is the kitchen as I feel the current position/layout is a bit of an obstruction and to me the space does not flow efficiently and effectively. I would switch the island around so it sits the opposite way and then you could potentially have your hob on the island which will sit in front of the tall units where your ovens and fridge will be. This way the kitchen layout will work a lot better. I have attached a quick sketch below so you can see what I mean. Also this way it will give you more room around your dining table meaning the whole space will flow a lot better. It depends on what sort of 'feel' you like. I like quite neutral spaces with lots of texture so stoney colours, natural leather feels very relaxed to me. Little Greene have some new colour cards out with 'Stone' colours on, all sorted in warms to cools, it may be worth ordering one. They do light and dark versions of each colour so you could select specific ones for each room. They also specify 'accent' colours for the odd wall so all round a good choice.

Go for LVT - it's brilliant. We have engineered wood in our dining area and I really regret it. It's trashed from mud, scraping chairs, spilled drinks, dropped rocks (!), food stains, dog accidents etc.

LVT in other rooms stands up well to constant chair scrapes, spills etc. It's easy to clean, and warm underfoot.

We have wood look tiles which are indestructible and work well with UFH. I am not sure if LVT is compatible with UFH?

having said that, nothing beats wood for beauty, even if it does dent maybe it’s worth it? You can always sand it down once the kids are older.

Can I ask what you went for in the end. I've got the same dilema and getting lots of conflicting advice on whats best in front of sunny bifold doors.
