What can we do?

Hi, we have lived in this house for 15 years. As we now have 3 children we need to increase the bedroom space upstairs. We are restricted by the plot and can’t go beyond the existing footprint apart from maybe bring the front forward to the garage line but we wouldnt gain more than a few feet. .

We would like to knock out the eaves and make the 4th bedroom bigger and maybe add an ensuite. We are open to the idea of a new master suite and the moving the kids into rooms 1,2,3.

Would also like to do something with the loo/utlity/study area/garage to make the space work better.

gut feeling is that it would cost too much for not enough return.

Just a thought...... do you really use the front lounge all the time? You could have adults downstairs bedroom in front lounge and kids in begged rooms upstairs.....no cost involved. This could work if you make good use of your kitchen/diner/living room space at the back?

You should look at your neighbours extensions for inspiration. Likely extending over the garage is going to give you the most bang for your buck

It seems that your house is in zoopla, is it for sale? If so you don't want to be spending too much money on it but you want to give the prospective buyers an idea of what they can do if it is not in their test. Firstly I would de clutter the all space. (Be ruthless) Secondly I would paint over the pink with a light grey to match your work top and carry the colour over the dining room (all over the dinning room) as it would give the illusion of space. If you can't paint the table and chairs or like them the way they are invest in a nice country style table cloth and cushions for the chairs. Third if you can get rid of the carpet in the dinning room and continue with the same tiles as the kitchen as it would give it a continuous feel. If the house is not for sale I agree with jonathandb1972 or get rid of top cupboard and add shelves instead as it seems that you have nice crockery to put on show. Good luck

I do feel for you, a similar thing has happened where I live. Two storey flats overlooking pensioners bungalows. Privacy has gone and light is reduced. Complaints were put in, a petition was put in but 42 flats brings in a lot of revenue for the local council. The value of our property has dropped as a result of this - I paid a premium to buy the place as we were not overlooked at all previously. It is heart breaking and soul destroying, one of the neighbours succumbed to the depression and has now been taken into care. A chap moved into the upper flat across the road from me and as the flats are so close I can see he has a mole the size of a new penny on his left shoulder!! Scuze me for passing on this rather personal information - that is how close the flats are and the lack of privacy on both sides. I do not want to move and lose money, am too old to be doing with the upheaval anyway. These are sad times we live in.

Hi. I'm just wondering how the room would look swapping the sofa and chairs? As the fireplace has such straight lines a sunburst mirror may work better here and also bounce a little light. I'd add another colour, blues work well either petrol, teal or duck egg. A splash of purple also works well with yellow. I agree with the other comments. It needs a coffee table, either glass or an ottoman with tray, a buttoned one would give it a really classical feel and a big splash of colour. Extra cushions and a textured throw over the arm of a chair would look good. Love the brass lamp, can this be used elsewhere and replace with a classical lamp? Perhaps something urn shaped or a big, fat squashy lamp for want of a better word. Neither are cheap but Oka or India Jane have a big selection. A floor lamp would be good to add another height and a plant always adds life. the room looks good, it just needs a little more furniture and accessorising.

What can we do while we wait for architectural drawings and tender?

hi Kat by the time you waiting for a planning and finalised drawings and you saying you sent your documents for planning its a right time to get estimate by the planning drawings till they turn up with a tender spec. if you have clear idea about what would you like to have maybe its better to skip the tender spec and make your own decisions as a guide for a builder to price. compare to a size of your project you can assume flexibility from a builder for certain changes during a time of a built. if you have existing bathrooms for example which were stay as its is with no layout changes (studwall movements) its a right time to start to rip them off and start to 1st fix them up also as you would have underfloor heating (not to sure if its piped system) builder can start to expose floors and insulate them through and make all pipework/electrics ready for a next phase which would be your loft and extension. if you issued your planning and you have structure engineer drawings on place too its a time think ahead if you need any party wall agreement on place you would need to start to work on it as it can slow the process of a build (or just propose it for your neighbours involced). other things as like find out main water pressure and main water upgrade is a right way too to start with as with that amount of upgrades old pipework might don't have enough pressure so good to submit applications for water authorities as nowadays it can takes up to 8-10 weeks too to have a main connection to be done.

Difficult to image the roof form from just plans but as J says above.. going over the garage looks the best option to extend bed 4 to a master suite.. Looking at the amount of steps you have it looks like your head rooms down stairs are pretty high. That in mind you could step down to the extension over the garage, have a split level master suit with the bed atone level and say sofa/wardrobe/ensuite at the entrance top level. In doing this you can also keep you roof bulk down over the garage and block less light to the neighbours, the planners will likely prefer this, and (guessing from the plans only) if its traditional / neo vernauclar style house this allows you to potentially retain the character (which the planners like also).
