i'm low key stressing between about which kitchen design to go for, we need to make our minds up within a few days

i adore the sleek, modern look of the tall bank of cabinetry built flush into the wall, but it means we would only have the island for worktop space. the island will be 3m x 1200, but will have to include a sink and hob. we plan on getting a hot water tap, and toasters/tea making facilities can be hidden away within one of the cupboards, but i still don’t know if its really practical just having the island alone. and will it put any future potential buyers off who think the same thing?

what do you think? would it put you off buying a house if it only had the island as worktop space? i should mention we have a utility, where there is a bit of worktop in there.

pls help! any advice is appreciated!

I agree with both the previous comments, and funnily enough design 2 is almost exactly our kitchen design (waiting to be installed) which I laboured over for many months. We will have slightly less in the way of tall cabinets as I found that too many encroached on the feeling of space, so we've limited it to 1x800mm larder, 1x600mm fridge (there's also an undercounter freezer, with an additional full height freezer in the utility) and 1 x oven with a main oven and additional combi above it. We will also have a 3m island and I don't believe there's enough space for sink and hob. I also find sinks quite messy (there's always stuff that needs to be washed by hand and things get stacked up next to it), so I'd much rather have that on a back wall where it feels a bit more tucked away. We are having a Bora downdraft hob on the island.

I don't think there's enough room to have sink and hob on a 3m island. You need space either side of both so having the sink perched on the edge there is not good. I do love a whole wall of tall cabinets, but not with just an island - you need more worktop space.

I love the first design as i like the storage and the tall bank of units but having said that I don’t think there is enough workspace space purely on the island.

Hi Philip You can hang on wall whatever you like i guess. I would start with a question, is your room soundproofing sorted? After the whole room sound insulation you can then put on wall number of different styles of acoustic panels. And make that way your own art. They are made flat poster look likes or textured like recording studios. I would start with that. Then there are many companies doing large prints so you can use your own photo or picture or notes to make your own personal wallpaper. Just an quick idea anyway:) Kind regards Radek

Laura There lots of functions/ amenities on the plan which is great. Before making a proposal we would think about each part individually and ask how it needs to work for you, the way you want to live and how the spaces can benefit your experience. We note that you have already highlighted your desire to see outside from the island. Other questions might be- Do you watch TV? If so, do you see the Sun Room as a TV area or the Open Plan area? Would the seating area in the Open Plan benefit from full height views of the Garden? Would you eat at the Island? If so, would you like to see outside when eating? There is often a lot of questions but, this helps assess and balance the needs for all areas which would then help inform the ideal layout.

By the way we also originally had all the seating in a line like that, but I realised that a) the seats all faced away from the view (our big sliders will be behind that side of the island), and b) everyone sitting in a row like that is not at all convivial. It just looks good in photos. So we've changed the island layout so that the seats are at one of the short ends and along some of the long side, so when people are sitting there, they are in an L shape which is much nicer for conversation. And we've put some cupboards under the rest of that side of the island which has added a bit more storage. It won't be as photogenic and I struggled to give up the original design because I loved the symmetry of it, but I am glad I was flexible on it in the end, as I think it will be nicer kitchen to spend time in IRL as opposed to looking good in a photo!

For me, there is not enough room at 3m for both sink and hob. I advise you to rethink.....

Looks like the look of it is taking priority over.

Are pics just for ideas or are you having 3 ovens?

The 3m, double depth island will offer loads of storage so could you lose a few of the tall units at the back?

@Ellie we will be having one oven, one microwave and one coffee machine. yeah they will be 300mm depth units which we will make into storage. i like the 7 tall units though, its about the right amount, as more makes it look too industrial, and less won't fill the wall

@hedgehog99 you sound exactly like me! i have been umming and ahhing about this for months now. its so hard to decide! can i ask what design kitchen doors did you go for? handleless? inframe shaker? i had my heart set on a 1909 inframe shaker but my o/h prefers the modern, and the rest of our house is very modern so i think it will probably suit it better, its also quite a bit cheaper. i would be really interested to see how yours looks when you fit it! please will you update us? we too are going for the bora hob. i had to justify the price but if we have the hob on the island we need it as we are having a huge sky light above the island so will have no other choice!

Yep it sounds so similar - also have a huge skylight above the island. I have gone for a slab front j-groove kitchen from Naked Kitchens in a mix of oak and black painted, with long oak handles on the tall black doors. Hoping it will go in by around mid october but struggling to get a date for worktop templating... the joys of doing a renovation/extension at the moment, but first world problems!

Would advise against having a sink on the island, even if there is space for it, its just such a bad idea imo: dirty dishes, drying dishes etc. Plus not supplying and draining water from the island will make it cheaper and easier fit. Supplying isn't too hard, but the drain needs a sufficient drop to the main waste drain, unless you have a saniflow which is cost and noise and a nightmare if it breaks.

Could you do a third option? It looks like from the second design you have 9 cupboard widths available. Have two towers each side and then five base and upper cabinets in the centre and incorporate the sink and dishwasher here. Something like this.

You could even incorporate hidden doors which can come across the front to make it look like one big bank of tall cabinets and hide any mess on the countertops when not in use. I’ve seen it done in magazines.
