Glass partition doors, hallway to the dining room. Building Regs.

We have seen the below and are wondering if the building regs would take issue with these doors if they are not fireproof?

Issue no2:

We are currently getting the drawings done for opening up our wall ready for this job. We won't be able to order the doors until we know the final finished opening size. How long would we have to get the doors ordered and fitted before building regs kick-off for us having an open, non fireproofed hallway?

Every buildings regs department has a different opinion so you need to speak to your local council.

However it shouldn’t be a problem if you have a fireproof door to the kitchen.

If your building is only the usual domestic 2 stories then you should be ok.

If you ever want a loft extension then it would become a 3 storey dwelling and all the fire compartment rules would be applicable such as fire doors and walls to habitable rooms to maintain the safety of the means of escape. Passive means are prefered by building control as they remain operational without maintenance. Active measures such as sprinklers, mists etc are not cheap and require some maintenance and need to be integrated into the building. Building control is not always convinced by them. In the case of your screen it appears to be of metal and if you were to use a fire proof glass then the screen could meet the Building Regulations. Fire proof glass is however somewhat more expensive than the ordinary glass and you need to check with the manufacturer that the rebate will meet the requirements for approval. Hope that helps.

Agreed - As much light as possible is always the way to go, especially with views like those. Silly questions as I can not see how large the hall is or what else will be in the dining room but... do you need doors at all? We, and many other interior design companies offer procurement services which are actually a fairly good way of finding items like this as you could also be passed on trade discounts. Thanks Minnie and Jen. Sorry that I was not clearer in my initial post. We are knocking through the wall between current front room and kitchen as well as the wall/internal window between current kitchen and living room. The garden is west facing and front room east facing. Our issue is that having seen some of the neighbour did the above, somehow the middle room still feels a bit claustrophobic and dark and so is the corridor. This is why we are scratching our head to come up with design to mitigate it. Our initial plan is option B with Crittall glass screen and single pocket door. See proposed floorplan

If only was that easy. I am waiting for Building regs man to get back to me for meeting. Every option in the past been discussed via my builder whom I no personally . Unless Somethings been missed we have already put to him about external fire escape stairs, the fact that new back bedroom and loft will all have new windows that a person can get out of (sure I asked about fire escape ladder which was met with a "No not sufficient" ). Its a cottage so ceilings low hence height to evacuate from a 2nd or 3rd floor in event fire would not take long. I no its down to me to put all options to buildings regs he isnt giving anywhere here and obviously its not his job to come up with solutions.Perhaps when he next comes round now so much has been done and he can see for himself windows are escape route. For now its looking like he wont sign loft off as an official 3rd bedroom. If I have to accept that , so long as I got firedoors on all floors so be it. In long run I would obviously like it signed off. Alternatively not now as monies tight but ny architect suggested months back that I possibly get a private building regs inspector who may be a bit more giving on alternatives, it would mean though paying a 2nd time gor building regs.

Oh man, I decided to brave Ikea on a Saturday and sad to say that Martin was quite uncomfortable! I mean, the seat itself was fine and nothing a nice seat cushion couldn't fix, but the back rest felt like its designed so that you'll have to sit perfectly upright to be remotely comfortable in it. I suppose its good for posture if nothing else, but not something one wants for a dining chair! The Svenbertil was a lot more comfy for about the same size, though a bit more expensive. I was thinking of perhaps a couple of smaller side tables instead of an actual coffee table. Not sure yet. I think I'll have to wait until the sofa gets delivered and I have it in the space before I can really decide. Generally not a fan of glass table surfaces as I can get a bit obsessed over fingerprints and glass just attracts them! I really liked this coffee table when I saw it in the showroom, then I saw the price tag. Yeah, visually on the plan I don't think the long table would work that well in terms of the flow of the space, and I think I'm going to stick with a round one. Surprisingly, the space seemed to be able to fit a D100+/- 5cm relatively well after I folded some towels and tape out the area. The Ikea one you pointed out seems ideal in terms of size, but being all white, seemed a tad boring... though I suppose I could have different chairs to mix it up a bit... a pair in white and a pair in oak. Hmm...

We have just put in a full critall wall into our victorian house where the old dining room was. This was such a nightmare as we were told we would not get the necessary paperwork/certificates from the council if the glass screen was not fire-rated (also due to the fact we were converting the loft, so all other doors/glass partitions accross the house had to be fired-rated).

When looking for fire-rated indoor glass there are actually very few companies that have up-to-date certificates (due to COVID-induced delays etc...). I'll need to get in touch with Greenwich council next then to save on some of the guesswork - is it too much to ask that this information be easily found online for each council...? Apparently so.

Contact Crittall for their current fire certification of their fire screens and for their recommended glass specification for use in fire screens and for ordinary sreens. Steel is inheritantly safe in this context so the variation will be in the panels ( in this case glass) . In a 2 storey house the basic screen is adequate. For a fire 'proof' scenario then half an hour fire resistance is the minimum, but one hour will give you time to put your trousers on! Normally if you are not out in 15 -30 minutes you probably are not coming out at all. In most cases the smoke gets to you before the flames hence the need to check the junctions between materials and the main structure. Your screen should look lovely and make the house special so do the checks that an architect would do and enjoy the result.
