how to move staircase without losing too much space upstairs

This is the layout currently. The idea is to knock down the wall between LR/DR to create large LR. Then GR/UR/SH all knocked down and rebuilt as large kitchen diner coming out to the side (GR side) approx 1-2m. This leaves the kitchen to create an entrance hall, staircase and downstairs loo/utility.
Upstairs extending out to match downstairs to create landing, bathroom and small office with large BR2 above kitchen/diner.
Need ideas of the middle area for staircase etc and how that would look upstairs please…

LR/DR you have the chimney stack to remove too.

Have you considered leaving the living room as is - a front room/snug/tv room and opening up the dining/kitchen instead?

i.e. so your front room is always that calm escape even when you dont want to tidy the kitchen, and the back area is a large kitchen/diner - working/task type environment?

If the shower room would move into the corner (where utility is now) you could open up the kitchen/conservatory a bit too? - perhaps a separate project.

Think I would go with Richard’s idea keep the lounge as it is open up everywhere else.

Hello. The cheapest & most efficient way forward is to find a good local architect to help you with the layout. From my experience with similar houses, I know the following 1. that they are feel even narrower in real life than shown in any drawing. 2. that you can achieve better design layouts that allow you to avoid the "long skinny bedroom 2". 3. Similar houses that I have dealt with have low headroom in the loft. So any future loft conversions require due attention at this stage. 4. I know that the floor joists usually run parallel to the flank walls, so you can buy a straight flight of stairs off the shelf that would cost less than £1000 to supply & fit. 5. Storage is usually lacking in these types of houses. Getting an architect to see your house & to come up with design layouts based on accurate measurements will help you create a space that works. It will save you money in the long run.

I think that back bedroom would end up being too small the second way. As it would probably be about 5'8 at the narrowest end. The house is worth more with private access for both bedrooms as stated. Check with an estate agent. Just go with the landing on the left and leave the staircase. Save the pennies for something that will also add value, and that is, taking down the wall that divides the kitchen, getting rid of the downstairs loo ( unnecessary in a two up two down ) Open up the kitchen, put french doors in from the dining room to the kitchen so that you can have them open and see the whole length out to the garden if you want, , bi-folds out to the garden etc

Hi, Assuming you can extend the first floor in an efficient way, this could be an option: Can't tell purely from the plan what the implications will be, depends on the type of your current side return etc. Putting the main bathroom in the loft would be a bit much in my opinion. Andrei

your house is almost exactly the same as my own house that I am currently doing work on. I would turn bedroom 3 into an en suite and a main bathroom - in your house you would have windows in the both rooms - I've attached my property floor plan to give you the idea. I too have a sun room attached to the back of my property which I was turning into a sitting room and putting a home office to the front of the property by partitioning the front room. I would definitely go for a utility room, they are a valuable luxury if you have the space, washing machine, mops, vacuum cleaners, coats - it's great to have somewhere to store all these things...
