Manhole cover up

Hi..
Im renovating and extending a bedroom to the rear of my existing house. My dilema now is there isca manhole inside the newly extended bedroom. My contractor say its safe to just create a seal openable chamber to cover it.
I hv limited budget now. My concern is will it be safe and will there be smell even if its double seal?
Havecthis been done pls advise.

Firstly I'd contact your local water provider you will probably need a build over agreement first.

You can do it (as we are), but it depends if it’s just your drain or a shared one as to the process. If only drainage from your property feeds into it then it’s much less restrictive and you can do whatever you like (within reason) without notifying anyone at the water company. If drainage from your neighbours feeds into it also then you need to get an agreement with your water company and they are much more specific about what they want and how it should be done. Your builder can still do the work, but the water company will specify the spec and want to inspect it too.

Design rule: Never look at any small space in a room as separate to that space. Design that area into the room. The idea of bringing that area level to top level is ideal. If it cannot 'loadbear' play around with ideas to still do that, but keep weight low. Keep any addition of 'pattern' or proportions to bare minimum and connect that to the greater area. Any single item put there, eg urn will look random, we wd call them 'plonkers', put there because the designer couldnt think what to do with a space. 'Plonked' there. Remember plantpots atop manhole covers on folks' front lawns? The thing put there to cover the manhole cover up, drew your eye to a plonked item. Replace banisters with something to your taste. Do not make yr banisters a curly eye catching feature. You could clad them, or go to reclamation yard, or research banister options.

I am laying a patio unfortunatly i have an older size manhole inspection cover on my property to deal with the clear opening is 58cm x43cm smaller than the standard size available of 600mm x 450mm but the cocer size is bigger 66cm x 51cm. is there any reason why i cant fit a standard size? any advice welcome. marc

Hi! I come across these issues all the time! To some extent it depends on your water company - for example United Utilities are very different to South West Water in the way they approach it, what they'll accept and at what point in your project you need to deal with them... Each water company has their own way of doing it and they tend to have guidance and someone you can contact to get their specifics... in general terms... If you are at the start of the shared drain (as in the drains on your property only have your waste draining into them). Then it is not actually a shared drain - it is your private drain - so you can deal with it as you want and there should be no requirement to get permission from a water company. If you have shared drains then you need to find out what is allowed because you will need permission and any changes (if changes are allowed) will have to be done to specific standards. Some companies are very restrictive about moving manholes. So you may need to both spend more on the drain alterations and moving a manhole, if any are allowed, or alter your designs so they avoid the manhole. I have seen some homes with internal manholes. I don't recommend this, but I have seen it. I don't know if this would comply with your water board requirements. It would be very tricky to do in a way that would comply with many building regulations requirements - specifically insulation and air tightness. If you have the budget and you need the extra internal space then you'll get better quality and more useable space by building an extension. Conservatories are generally pointless - as you've pointed out they are comfortably useable for only a very short portion of the year. Just replacing the roof doesn't really change this much - you still won't have a very comfortable space internally. Hope this helps.
