Please help with floor plan ground floor!

Hello

We want to remove the toilet on the ground floor to allow a square shape living area. The place it sort of behind the staircase. The great area in the kitchen is just a low ceiling pantry.

Without adding an extension is there any way of moving the downstairs toilet or even a ground floor shower/utility area?

Could you put it under the stairs and knock through to use the pantry for size? or is it very low?

This looks great. Just a couple of points- the relaxing area seems to look out to the driveway- so either you will have a poor view or you will feel overlooked. Perhaps the relaxing room would be better looking into the internal courtyard where there will be no distractions. There is nowhere shown to do laundry. I don't understand why you would put two sitting areas in the same room - if they are for different purposes perhaps they should be in different parts of the house. The stairs may be dark without a window. You should also consider your window placement and what outside space there is, the privacy and the heat of the sun. In my opinion the solid wall in the gathering area hides where I assume the garden is so I think the plot may feel smaller. I worry that the impressive dining window may make that area too hot. I hope this helps and remember this is just opinion- you have your house how you want it.

Your home currently looks good and there's nothing majorly wrong with it. You may find that for now, you want to inject some of your own personality decorative g wise but leave any structural work. I'd definitely do as Carolina has suggested by living in it and seeing how you use the space. You may find that things may not work for you whilst others do. This will allow you to make effective and efficient changes. I like how there's a few steps to the lower level. I wish we had been brave enough in our renovation to create internal steps to have a more efficient outside which doesnt Descend drastically. All the best.

I have had time to digest what you all said. Yes, that's a hallway. ... I caved! haha ... but at least it's not a pointless one at 1.8m we currently bear. We like our open central living area, and dining at the back of it, and will do so while ever there is no "upstairs". I have drawn in where a bedroom used to be in the living room. I've slimmed the bathrooms right back, to one with a bath, one with a shower, distributed the sizes to not interfere with the laundry door being opened up if the second bathroom was removed, and lined up the "supporting" walls between the bathroom and "our room". The hallway will offer the privacy for the end room that opens onto the garden, and at the same time it can be seen as the master with en-suite... not that we will use it for that. The location of the bathroom is and has always been awkward to get to, requiring a long walk... but at least there will be TWO... but I may very well continue to place the door off the living room and not the hall due to wishing to make the access easier for guests and the 3 bedrooms it serves. All this does bear resemblance to the original layout, but should stick with what works and not fight this awkward house too much. The additional bonus is it is the minimum building cost and effort entailed. I believe it scratches some itches in regards to better bedroom sizes, segregating the placement of bathrooms a little more, and the future flexibility of moving the living area towards the garden end of the house.

We have recently done something very similar. I like your idea of opening the kitchen and dining area. The island could sit fairly centrally between the two (where the wall currently is). I would also be tempted to have doors between the dining room and living room that slide into the wall, making for a fab open plan space at family gatherings/parties but can also be sectioned off during the winter for a cosier space. You don’t mention if you have a family, what your lifestyle is like so difficult to fully assess. Do you not need the office (current climate shows how we need to work from home sometimes) or do you have a relative that stays regularly hence the downstairs bedroom/en suite? If you do opt for the latter, try and configure it so that the bathroom can be accessed as a downstairs cloakroom without walking through the bedroom - perhaps jack and Jill access as I can’t see a separate cloakroom in the room plan and you will need this for such a sizeable ground floor. Keep the utility as open plan can be noisy a and ideally you need to shut off the washing machine. Think about how you live - is a separate dining table important? Do you want to be able to sit at the island or is it just extra worktop (helps denote the size). You are about to make some expensive decisions/changes so be sure this is not about trends, style over substance, balancing between what works for you and what will appeal to buyers if you plan to move on in a few years.
