Rear extension ideas

Hello
I am currently looking into extending the rear of our home to open up the kitchen and bring light to the rear of the property.
The current lay out has had what can only be described as a lean-to stuck on the right of a bathroom at the back.
I'd like to extend out to the line of the downstairs bathroom or even a little further if needed.
My issue is I want a shower room (doesn't need to be in current position) but incorporate a mudroom while still allowing as much light as possible into the kitchen.
Anyone had anything like this done, pictures/floor plans would be greatly appreciated as I'm struggling to envisage a layout.

Difficult to imagine without pics & details of aspect/light etc. But as a starter, have you thought of combining your kitchen & dining room- which would give a large space for a kitchen/diner. Then you could knock down utility, giving light to the new space. Blocking off the door from the hall to the then outside space could become become a small mudroom space. This would avoid the need for extension (though other building costs)

I'd agree with knocking down wall between kitchen and dining room, we done that in our home recently, we have stairs in dining room too!

I think the above comments are all really valid regarding sloping the roof of the extension and joining the existing and new with glazing. This is a really nice way to bring some light into the middle area - adding a window here is also worthwhile if possible if you are end of terrace. The Planners may allow you to have a view out as well as light as long as it is not overlooking. Your current lantern location also doesn't align with either the dining table or island, which may look a little off balance. Also remember to consider the location of any lighting so it doesn't clash with your glazing; pendants and spotlights as these will be what give you ambience and should provide atmosphere and task lighting. We did a similar project recently, extending an existing victorian terrace to house a kitchen/diner. We actually added flat roof lights along the long wall, giving natural light and views over the kitchen workspace and dining area. Hi Ollie, How about moving the door into the Utility Room so that is accessible from the Kitchen side, thus freeing up the wall where the current Utility room door is, and I would recommend you have some form of wall storage on that wall, as you don't immediately see it when you walk into the room. The kids benches could be off that wall too, so that on either side of the chimney breast and as you walk in the room you could have some open shelves / artwork. When the kids are not playing, you could turn this area into a yoga place! And yes, I agree your table could overlap a little with your existing house, unless you have a large beam above, not hidden in the thickness of the floor joists above. Also, I wonder if a round / oval table will work better in your case, and don't forget the lighting relative to your rooflights!

We have done a similar extension and layout to the one mentioned above. Yeah sure, I doubt we'll do anything upstairs other than steal some space from the back bedroom to enlarge the bathroom and remove the bathroom / toilet partition. Our vision for upstairs would be to use the middle bedroom as closet space and master ensuite, back bedroom for office space, go into the roof for 2 additional bedrooms plus bathroom for kids but we won't be able to afford that at the moment.

Thanks Nancy & Ellie, I don't want to knock through as I like closing the kitchen off from the rest of the house. The plan would be to have the dining table in the kitchen with the extension. Without the extension the house remains very dark.

With an extension, what would you do with the old dining room......as that would end up dark and perhaps unused space

Thanks Susy, had a watch but was a hard one as my house is wider and didn't have quite the same problems, I will watch more of the series as it was I enjoyed watching the transformation. I'm sure I will find some plans/pictures eventually that are similar.

Ellie; It's actually quite a decent size with a nice window, so it's got a decent amount of light downstairs. I would use it as a reading area and/or play area. Ultimate dream - baby/grand piano.

Thanks Wumi, we had thought of something similar but it would take the issue of lack of light from the back of the property and move it to the centre as the only natural light comes from the left. Also the stairs is a double height open landing so wouldn't want to take that away.

If the stairs are a particular feature then you could work with Wumi’s design and vault the ceiling above the stairs and add a large roof light or a series of veluxes that would flood the centre with light, and really enhance the stairs.

In terms of the light to the hall, I had imagined a glazed partitions/ doors for the mudroom rather than solid walls.

Doesn’t solve the stairs problem! do you have an image of the staircase?

Oooh Wumi I never thought of a full glass entrance, that's a lovely touch.

From the pictures it looks like you could divide up the existing diningroom into a hallway, entrance and shower-room, without loosing the staircase features.

Blue - new glazed entrance/mudroom

red - showerroom

Green - new entrance into lounge.
