Extending Kitchen into Garage/Partial Garage Conversion

Hi, I'm struggling with ideas for a not particularly practical kitchen. Wall cupboards are too bulky and too low so I want to rip those out and have a few shelves, but that leaves lack of storage. The bit that juts out on the outside wall is a pillar and our boiler is sandwiched between that and the sink. The door into the garage is a dark wasted corner and the tall units we currently have on the rear wall are far too imposing The current idea is to extend the rear wall of the kitchen far enough into the garage just for built in double oven, cupboard and possibly fridge freezer. We also have scope to potentially knock into the cupboard under the stairs but the consumer unit & electricity meter are currently in there.

How big/expensive a job would it be to add around 1x2m onto the kitchen into the garage and move electrics about? That part of the kitchen is already an old breezeblock extension.

Is it a safety hazard to build an enclosure under the stairs and knock through from the kitchen to house a built in oven?

Your best bet is to extend into the garage. Get a builder out to quote.

If it turns out extending into the garage is expensive could you go the other way and put a wall up marked in green to make a smaller lounge but then open up the whole back for a kitchen diner?

I think you can do all sorts. I do like Jonathan's plan, however, the back of the house is narrow, and thus putting the table against the wall in the middle, may not be ideal for you. Leaving the whole area as a dining area may be preferential. I would also question the need to move the downstairs toilet, although it does mean that you don't need a door to the utility in the kitchen. However, I think if you leave the toilet where it is, you can still have a super kitchen, put a door at the end to the Utility, and have a better Utility. Just a word to the wise. If you make a portion of the garage just storage and you have an up and over door, you may need to change it as it will no longer have the room required to go backwards. I don't know what the access is to your back garden, and since you will almost certainly need to change the garage door, you may like access straight the way through from the garage to the kitchen. Thus, you could do two things:- Or go one step further, and remove the wall to the lounge as many people these days like fully open plan.

Thanks Daisy, yeah we would struggle to have the bank of units on the left side. We've been to Wren Kitchen for a design and they put the fridge unit and double oven along the left wall. We could also put a slim tall unit between the stairs and the utility room door to add more storage without encroaching on the room too much.

And then possibly put a door to the garage from the hallway and block up that corner in the kitchen so you can run units all the way round? I’m guessing the pillar by the sink is the original corner of the house so probably expensive to move!

Sorry to resurrect an old thread that I totally forgot to check. Thanks both for suggestions :-). We did eventually put a door from hall into garage to get things moving in the right direction but life gets in the way.

We now want to extend the kitchen into the passage that runs down the side of the kitchen, which is just part of the garage so we can create a U shape kitchen with breakfast bar.

The kitchen had already been extended into the garage by 1.5m when we moved in, so the wall we want to knock down is non supporting. The extension would only be 1 x 3m into the garage, we'd brick up on both sides to block from garage and the bit that juts out onto the patio. Would need pipes & electrical cables re-routing and all the works associated with making it into a liveable area.

It would also mean we'd need to knock through to the patio from the kitchen, the existing window is 1.2m wide and 2.05m from floor to lintel, figured we wouldn't have too much trouble replacing this with a door?

Looking for an idea of cost really if anyone has any idea? We are Midlands based.

Any advice much appreciated :-)
