Steps to Self Building a Detach House

Hi everyone, hope youre all doing well? i would like to have more information about self building. i am considering building a detached property but dont know where to start. Should i get the land first or the plan for the house? How to get people involved in the project (builder, contractors etc) ?

Has anyone had any experience with self built ?

I don’t know but I would have thought land first as often that’s hardest to find and may dictate type and layout of house you build.
Apologies if this is obvious but before you commit to purchase you would need to do other checks.
Factors such as whether there are utilities on or nearby (gas, electric, water or if they can be provided).
And whether land is suitable/likely to get planning permission.
What finance you can obtain if relevant (often staged payments depending on what has been built and may need to buy land outright).

It’s a dream for many to build own house and I enjoy watching Grand Designs so good luck.

I believe there are a number of magazines and also shows which may be able to guide you more.
I have never been, but here is link to one at Birmingham NEC - there are other locations too.

I rather like your facade. I would think twice about painting the brickwork, as this would be a maintenance headache, but cleaning it would brighten it up. Otherwise stucco and paint the front ( brickwork) only? i would clad your existing canopy in lead, but leep the existing shape. Is the tarmac yours? If you could change this to something lighter and softer, this would have a really big impact. Clad the stairs in slate or indian sandstone, get rid of the block screen and replace with glass, ( marine grade stainless steel fittings and door furniture) black iron railing for the steps.

Porch - 1930s detached house

Following because we'd like to replace the porch on our 1930s semi. It's difficult because ours originally had a storm porch with the front door recessed inside, but it has been moved to be flush with the front wall and a cheap porch stuck on front. We'd like to retain a closed in external porch for practical reasons, but it's difficult to make one look good when it wasn't part of the original design. I've looked around at other houses and I think the best looking porches stick with one third / two thirds proportions rather than having the line across the middle of the door. for example a brick wall for a third of the height and glass on top for two thirds. Thank you Carolina and Minnie. I'm still surprised people are so helpful on these forums- really grateful for everyone's advice! I'm no expert at design for sure - if it's xray guided surgery no problems haha. Carolina I'm glad you think the steps can look OK. I'm beginning to think maybe it might not look so odd. The kitchen design is just whatever the architect put together himself for the plans, but I'm yet to consider how to actually lay it out. Any advice? The idea for the 'utility' is that there will be long closet / cupboards from wall to ceiling with the washer and dryer hidden by those. I know it's called utility but in reality itll just be an extension to the massive hallway in order to get access to the kitchen and downstairs loo. Storing the washer and dryer there was a thought to utilise the remainder of that space. The reason it has to have a door is because the architect says new fire safety rules stipulate there has to be a fire door to a kitchen to prevent fire from spreading to the main house. Otherwise I would have just not kept that door at all and kept a big hallway. Although the hall is disproportionate, with the high ceilings, it is what we really liked about the property and gave a really nice airy feeling to the place. Minnie thank you for that link. What a stunning conservatory they've built. With regards to having one set of steps- I was thinking the same at one point - that maybe I could just keep one set of steps from the 'utility' down - and swap the kitchen and dining space. The only thing that I don't like about that idea is that I wanted there to be a free flow of space to go from the living room down into the extension too. But I guess you can't have everything in life and maybe having a bannister like they have in the link you've sent, would allow for that airy feeling and continuity of light. Should people need to go from the living room down into the kitchen they'd have to go through the 'utility'....

Thank you @Avril. Yeah I agree, i have been going through the process of finding a suitable land because it makes no sense to build a house in a busy road or an unsuitable location. Yeah I’ve gone through the Self Build Website and Magazine. Really inspiring but definitely have to be patient and find something suitable 😅

Financing a self-build is the most important first step I believe. Banks typically fund by stage and evidence is required to confirm this before drawing down monies to fund the next stage.

@siobhanmcgee90 Thank you for the comment. The finance part of the project isn’t a problem. I have sorted it out, the problem is finding a suitable land within the budget and get things rolling really. All needs to be within the budget
