Comments (66)Hi All, Here's an update. The hedges have settled in nicely over the last 4 years (has it really been that long already?!) They had a trim at the weekend, not the best time of year to cut Phontinia I know, but they had gotten a little out of control.. I intend to add a gate over the next few months and continue to plant the beds along the house. They currently have hydrangea and French lavender plants (oh and the odd azalea) in them but need more. Also going to plant a border of box around each of the beds the trees on the lawn are in - hence why these look a little scruffy at the mo.. I've considered growing something on the walls, but still not sure what or how. Each summer I add two hanging baskets either side of the front door - which help break it up a little. Still very much a work in progress (aren't they always ;-) ) but I like it. Comments (20)Thank you Celerygirl and everyone else. I think I have made my decision now for now. Black !!! I am going to have the door frames, sidelights and door in Black and centralised, the brick work extended at the top of the frame and a roof light installed in the roof. Its exactly what I didn't think I wanted but what sits right with me. Comments (7)Looking at the room dimensions and layout, it looks like the dining room is a converted garage and the front part of the living room was probably extended at the same time. Thus your challenge will be removing load bearing walls where feasible. You'll need to get a structural engineer involved but looking at the plans you've provided, I suspect it is as open as it can be without some seriously expensive steelwork and structural pillars. An alternative might be to move your kitchen into the dining room and to knock through into the existing kitchen to give you the space you need....See MoreHow can I improve this layout?
Comments (16)Some ideas: 1. Kept the staircase as is, opened up the study and moved the front door. Large light hallway. Utility cupboard on the side, so the noise is furthest from the living areas. Side entrance made into a tiny hallway to keep out cold and wet boots, coats could go opposite. Downstairs wet room could stay or turned into wc. Orangerie replacement/insulation is always a good thing, in this layout i kept the exterior wall openings. Kitchen layout added just for scale. Glass doors between snug and lounge. Upstairs kept both smaller bedrooms, but moved the bathroom, could have separate wc. Master ensuite made smaller, 90 or 100cm wide shower and basin. Former bathroom could be a study and/or linen storage. 2. Similar to Devyra's layout, i suppose, but with the front door as is. Moved the livingroom door. New staircase (future loft extending?) with storage under. Small room in the front, could be storage, tiny office, coats, utility? Wc in a new spot, one soil pipe to upstairs bathroom. Side entrance aka bootroom. Opened up the back of the house. Kitchen with island copied from floorplan 1. First floor with 3 good sized bedrooms, shared bathroom and a bit of linen storage on the landing....See MoreSonia
