Alternative floor plans

We are looking to renovate our kitchen in a mid terrace house, and we will like to use the opportunity to increase the size of the kitchen which is quite small in our view will very little worktop space. The options so far are

1: switch the kitchen and dining room positions

2: Have a side return extension done and move the kitchen into the new extension

3: Leave the kitchen in its current position

Funds are limited, so we are looking for an in-expensive solution

Any ideas would be greatly appreciated.

I have included current the current plan and a proposed plan which I have come up with

I can’t see where your stairs are, but would it be possible to knock down the existing wall between kitchen and hall and build another using part of the hall space? You could close up the door into the dining room. That would be the least expensive way to increase the kitchen size.

Best way will be to find local Trade paint specialist - and ask them for match colour - will be very close and chose base - acrylic durable mat/diamond matt or soft sheen finish. Match there will be 99% - ask for equivalent :)

Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. My mother in law just had some parquet Ted Todd flooring installed. We looked at lots of alternatives but none were as nice. Trade prices are way less than in the brochure so worth checking. Sorry I don’t have a better photo.

Just on the chimney point. We knocked through between our kitchen and small sitting room. We needed a structural engineer to specify the steel. as part of the work they took out a similar chimney and supported the chimney higher up with a diagonal steel. the whole job was £15k and the diagonal steel wasnt itemised but we had the wall taken out, new plaster throughout, lights, new floor, radiators etc included. so i guess a couple of thousand pounds for the chimney removal to first floor.

I would be nervous that with an extension as you've drawn, that the centre room would become really dark.

I would move the toilet to the inside of the building like Jonathan has suggested, this will connect you back to the garden.

Then you have a few options:

You could rebuild the toilet block as part of the kitchen extension, but it is quite narrow.

OR

You reinstate the wall between the dining room and sitting room to create a separate sitting room and then create a lovely large kitchen diner along the width of the house with views out into the garden. Although you are losing the toilet block, it will be much less expensive than an extension but might give you the lifestyle you're looking for.

Hi Belindarkor, we thought of knocking through the wall between the hallway and current kitchen , but we only gain about 50cm, and if we had to close off the opening between the kitchen and dining, and install a galley kitchen, it becomes very narrow. about 1m between worktops on either side.

I was trying to be too economical. So……how about still closing up the door from hall to dining room and move the cloakroom into the hall, maybe under the stairs wherever they are, (Have you seen the spacesaver w.c.’s that have a basin in the top?) then combine kitchen and dining room. if you had floor to ceiling cupboards on the wall against the hall that would give loads of storage. You could add units with worktops where you now have access to the cloakroom, with a wide window above. Outside you could have a lovely veranda with glass roof right across. I want one. You may not have room for a permanent island unit but one with castors (from Ikea) would give extra work surface and could be moved anywhere, i side or out.

OR at the very least put a washingmachine with dryer over it in the existing cloakroom and a small corner w.c. with basin over.

i can imagine this is stressing you but it’s also an exciting project. Good luck.

Yes Emeka- my plan extends about 1.5m beyond the current wc but you do make a cost efficiency by not making the extension full width.

Personally I would put up a wall between the dining room and sitting room then extend this into the hallway to make a new wall and entrance door into the kitchen. I’d then knock down the kitchen wall that was originally blocking it from hallway and the walls between dining and kitchen making it one large kitchen diner. You could use the wall that you’ve just built between the living room and dining room to have a full wall of full height cupboards. I’d do what has previously been recommended and move toilet to under the stairs if this is possible. If not you could make a smaller extension off the kitchen to make a utility room. Hope this makes sense.
