Comments (29)So... managed to find time to discuss it late last night, and we definitely like the idea of being able to make bed 3 larger. I've taken it slightly further in some ways but less in others to try and minimise the cost hopefully as bf thinks that regardless of what we do, it'll end up being prohibitively expensive to re-organise upstairs. This plan would : Keep doorways off the landing to bed 2/3 the same as they are currently (I appreciate the benefits of moving them in terms of not having it right at the top of the stairs, however there's still room for a stair gate at the top of the stairs (should we ever need one), and has never been a problem for us since we've been here regardless of who's stayed (almost 6 years). Removing your study area - we have a separate office/mancave downstairs, and I always work at the dining table even when I had an office space if doing work at home, allowing us to have a bigger family bathroom (maybe a pocket door) with hopefully room for a bath and walk in shower? (as actually the 2 bathrooms we'd be joining are quite compact!) Still quite a small landing area, which I appreciate is useful for general circulation space, but we'd be reluctant to cut into bed 3 more than we have to, and there'd be just enough room I think to have a small window which would hopefully make it feel more airy at least. FYI the pink line I've added is where we get full height ceilings back, as the front half of bed 2/3 mostly have sloped ceilings, except for where the dormers are, but they drop to about waist height at the front. The back wall of the ensuite would be the current back wall of the ensuite again to help reduce costs... Ideally I'd have preferred to creep it forward an extra 10-20cm to give that room to bed 3, however I think for such a small distance it's probably not worth having to knock down, and build another wall. What do people think? ? Obviously would still need to ask builders re cost etc and bf thinks I'm getting hopes up and it'll cost too much... Comments (3)You need to consider lots of things when designing overall floor layouts - walkway space, where the sun comes in from, how many inhabitants live here and how many likely guests etc - your kitchen dining for example doesn’t look to have enough walkway space around it and looks too small for six as you’d be overlapping plate space etc etc For projects like this, if you plan to live here some time, it’s worth booking a pro ( like a concept planner ) to either check things through with you, ie working with you to get things right - taking on board all of the info available and coming up with a viable safe design. Comments (4)That’s a super big dressing room and I think you have room for more than 8m of wardrobes. There will probably be room for a table in the middle too (or an ottoman) In the bedroom here should be room for 3m of drawers with a TV on the wall above. As for the ensuite there is plenty of room for what you want. But there are plenty of ways this can all be laid out. Perhaps you might enlist a designer or concept planner to personalise the design for you and help you to visualise the plan....See Morewhere do we put an extra bedroom / master?!

I am revisiting my post as I am due to start works very soon. I'd be very grateful for any last bits of advice/ feedback on this post. Please see my original proposed plans.
Also if anyone has a master with ensuite and walk in wardrobe and wouldn't mind sharing pictures that would really be very helpful as well as useful.

Again, very informative and useful advice!I am looking at a concept planner now. A 3D planner will make all the difference in helping me get a feel for how the room could look.
As I'm new to Houzz I have made the mistake (again!) of posting this twice. I have had some other feedback who also all agree with Jonathan, I added a picture and explained that the space I now have was once two bedrooms with a small corridor the two bedrooms and corridor are now one big space, so there isn't a corridor now. I'll also add the pics here. The chimney breast has also gone now.
