Renovating Design Dilemma

Hello, I have just purchased a lovely house. I am interested in your thoughts on what to do with the downstairs layout. i will be moving the downstairs bathroom upstairs. interested in ideas which do not include a side return extension as money will be a little short while i recover from paying the deposit. Thanks for all your thoughts and ideas.

One suggestion for the layout downstairs could be that if your planning to move the bathroom upstairs anyways you could use that room as a utility room giving you extra space in the kitchen for cupboards and storage and as there will be existing plumbing from the down stairs bathroom anyway it keeps some costs down. Maybe something like this where its quite bright and airy but still really useful and a little extra storage. it also allows you a good space to break up anyone going out into the garden coming back in trapesing mud through your kitchen.

Hi Ben, are you in a position to have the bathroom upstairs above the current bathroom? If it were me and budget allowed, I'd move the bathroom upstairs and close off the lounge from the dining room. That way, you could have a separate living space from a kitchen diner, and still have space for a small sofa or storage unit. I'd put in a patio door leading to the garden where the bathroom currently is. I would use what is the current kitchen area as a laundry/utility space-keeping that access to the garden too and avoiding the need for a steel.

Could you instead put the stairs along the other wall where the fireplace is in the dining room taking it up into bedroom 2? I am thinking that this would mean you could keep bedroom 1 and 3 with their own door (you would need to move bedroom 3 door) and create a bathroom and hall out of bedroom 2. The downside is you wouldn’t have a window in your bathroom but you will have one in the hall so you could have a glazed door into the bathroom (reeded glass is nice and would suit a 1930’s house). If you are serious about a loft conversion then (if you haven’t done so already) it would be worthwhile viewing the house again to see the loft. Take along someone who can advise who may also be able to advise about potential locations of stairs.

With the shape of the room, it may be that your furniture looks better when not against walls so that you bring it into the room more room almost trick the eye and for it to feel a more square room. Using a rug will really help to zone the space. I think it would be useful to keep the downstairs w/c, save traipsing upstairs! You could maximaise the space by removing both the lobby areas to create a mudroom/utility space and making the most of that bit of extra space to have a larger kitchen.
