Knock down or keep these walls?

Hi all, we are planning on a full refurb of this ground floor flat, and wondering whether it would be better to knock down the walls highlighted in red. The kitchen is planned to be moved to the other end of the room and sofa/tv where the kitchen currently is. The windows on both sides and french doors mean there is no good place for watching tv at the moment, we also would prefer more light in the kitchen.

They are non-load bearing walls so it seems like an easy way of opening up the space and getting rid of the hallway. At the moment the hallway is totally dark unless the doors to the other rooms are open, and isn’t very welcoming when you enter.

Does anyone have any opinions or advice?

Do you need to visualize your rooms in 3D?

Final result, and change from girl to boy. At the last moment we changed furniture since it was a child and since we are focused on space and once we have finished deciding that if we add space we realize that it was a child, we would have to adapt the furniture to the child.

It seems like a good idea, however you might find that entering or opening the door with a direct view through into the living area and the kitchen beyond is a little exposing. An optioon could be to use a open shelf positioned to form an entry at the door. This would allow the light to brighten the entry, but maintain a sense of privacy when opening the door.

Hi, Are all the walls you want to knock down supporting walls? (Ie solid brick) or are they just partition walls? (Hollow sound when you knock on them). We just had a single solid supporting wall knocked through our kitchen diner and it was a lot of work. You need building regs and we had to have a structural engineer even for a small wall as it was supporting a lot of rooms above it. All together - to remove one 7', it cost £1200 (that was cheap!). Your ceiling has to be supported so they would need to leave in posts (can be either side of the opening or in the middle as a feature). An alternative is to have a partition door put in between the rooms so that you can open them up with bi fold doors to get the feeling of space when you want it but to keep it cosy when you don't.

I would suggest your decision needs to centre around how you would like to use the space. If you would like a kitchen/diner with separate lounge then removing the walls and building a stud I don't think would add value in terms of use, it would reduce your lounge space considerably and your proposed extension is already a great space for a kitchen/diner. If you opt to keep them in then may be consider, 1) as Rumi has said, blocking the entrance up between the two rooms, 2) moving the entrance to the reception room to the rear of the wall it is currently on. This would give you more flexibility with your room layout. If you would like kitchen/diner/lounge in the back of the house then moving the wall back would deliver an area to cater for all 3 zones whilst leaving your reception room as a potential cosy getaway. It's tricky to say without a plan, but some things to consider: - An eat in kitchen makes a great family space and will increase the resale appeal of the property - A clever kitchen designer will be able to work in a solution for boot and coat storage (again this is tricky without a plan). Perhaps a small boot cupboard/shelf just outside so you take your boots off before coming into the house. - A long narrow room can feel cramped but having a run of kitchen units on one side only will help open up the space. - Consider open shelving instead of top wall units - Clearly defined spaces can also break up a longer area, for instance using different flooring. - Think about the wall colour and keep it light and airy to maximise visual space. Hope that gives you some food for thought!

Although you think that the wall can come down I’m not sure it can. Firstly it will require freeholder permission, but also it’s likely the other flats above you have kitchens in the same place and therefore you might well have everyone’s utilities running through this wall meaning if you took the wall out you might have drains in the middle of the new space

@kazzh Thanks for the suggestion, you’re right it will be quite exposed when opening the door

@Jonathan Thanks we will get permission from the freeholder before starting. The waste pipe from the above kitchen is on the wall to the left, and I’ve already checked inside the walls to make sure they were just studs.

Would a pocket door, or a glazed door would alleviate the problem, at least a little bit? I like my kitchen door and prefer to keep it…
