the problem I think is that there is too much space in the room which makes it look quite empty, you should get a longer dining table that could fit 3 chairs on as h side, I'd put a large wall art canvas on the rear wall behind the table or a large mirror is also put a plant where the Hoover is located, you should bring the tv closer towards the kitchen so it's central on the wall I'd put a thick hidden support mahogany shelf underneath the tv and put pictures of your family on there maybe even a faux fireplace under the shelf of you can stretch to that!!!

It is a good idea to speak with the neighbours and learn their intentions. It will serve you much better if both of you extend in a similar way and similar location (both extend on the party wall, or both extend on the other side) so you don't end up with an unpleasant outside patio. Permitted development usually allows you to extend to the rear up to 6m without permission. the shape is not the issue. You can easily get detailed information from your local planning officer. As for the extension, I will defiantly look into making the front sitting room bigger as it is not very big, or create a second lounge/TV area in the extended part. Yes we needed an RSJ and all of the walls underpinning as there were no foundations. Was very costly but definitely worth it as we live in that end of the house. I think that With having an older property, costs do just spiral. I can’t remember how much the RSJ was, sorry. i think our building work was about £25000. Can you leave the fireplace in and have it open so you can see it from both sides? Then have your kitchen and dining in the current lounge and your living area where it is at the moment but open it up apart from the firePlace? We’ve left in our old exposed stone work and cleaned it up.

It’s always nice to have a dining table near a window. It seems storage in your kitchen gets more light than the dining table does! I have a galley kitchen too and it was a bit of a squeeze for the dining table so I moved it to the living room by the bay window where there is more space. Do you have space elsewhere for the table? I’ve placed an armchair and sideboard there instead. Lovely place to sit. If it was mine I would swop the kitchen down to the other end. Of course this will create plumbing issues, but doable. I would also go lighter with the units and the worktop which I think is either Granite or laminate, hard to tell. Pink tiles sounds lovely. My kitchen is now 14 years old. Here’s a pic of the kitchen end and the relaxing end. It could do with an upgrade but I can’t face the upheaval!
