how to separate space in extended upstairs room?

Hi, weird shaped room, one half is for the baby and the other is the office. Office will mainly be used when baby is in nursery but we still want to separate the space so the baby can’t go in to the office. Would a bifold door of some kind work? It’s quite a wide gap. Or some kind of baby gate? Thanks for any tips. There is a window in the baby bit too next to the wardrobe

You could do a bifold that opens to one side. Depending on how permanent a solution you want, you could use go for a soft solution with a drape combined with a baby gate.

You can get puppy gates which fit across a fairly wide gap with an opening section in the middle. We recently got one for when our son’s puppy visited. Doubles as a fire guard too! Might work across your gap.

Hi ! It's something that with proper planing can all be sorted ! It's just a case of sitting down with it all drawn to scale and working out what goes where!! Eg to claim your loo back and add laundry area under the stairs might be an option. Then add cleaning supplies cupboard in the loo of a more proportional size etc ! Drop down table might be a solution for kitchen ? Or fixed bar rather than table... Assuming the plumbing can't go all the way into the porch (and runs along the left), I imagined this: Instead of opening up the complete kitchen-dining wall (probably loadbearing), enlarge the current doorway and have a 'window frame' installed to open things up. No separate utility in this though. And is the door on the side the only door to your garden? I've simply added one, though french doors in the dining would most likely add more value. And with some extra cash you could open up the dining-lounge wall too. And close off some of the hallway to gain storage space under+near the stairs.

I'd go for option 5 for upstairs as you can make the attic room into a bedroom further down the line. I wouldn't want a windowless bathroom and it'd be easier to run plumbing directly over the former bathroom. Honestly speaking, £11k is not going to cover the upstairs bathroom and kitchen unless you're very handy and are going to do most if this yourself. Even then a new kitchen will blow that budget. I would do the upstairs bathroom and use whatever you have left to rip out the old bathroom suite, lay some lino and have a WC / utility room with the hopes of a bigger renovation of the kitchen/dining/lean-to space further down the line.

Hi Caroline, We have done exactly what you are thinking of. When you go two- storey you need to put already the foundations in to carry the weight for upstairs. That means the size of the steelwork will be significantly more than the steel used when it's just a single storey. We have no roof lanterns, BUT 3 windows on the side. Our extension is south-facing and can get really hot during warmer months, especially the glass of the bi-folds add to the temperature inside. What's the aspect of your planned extension? How many sqm will the area have? One option is to hide the steel beam, which will go across the area in the ceiling (we did that, as the beam takes away some light too.) Baby gate will work. You can get side extensions for wider doorways.

Personally, I think a door would close off the office too much and make it feel like a cubicle.
