Victorian house layout help!

Renovating an old Victorian house. Doing a side return extension to make the kitchen bigger and planning to remove the wall next to the stairs/dining to open up the space. Need a downstairs toilet (probably under stairs). Any ideas on layout would be a great help :) see photo below

Hi Simi. There is a lot you can do with this space - how far are you wanting/able to extend the kitchen? Under the starts would be the best position for the toilet aesthetically, however be aware that you will need a soil pipe and water connections etc to the WC, so budget and time may dictate this.

Just a thought! For your first floor if you wanted to then it looks like there might be potential to create a more central bathroom on the landing and make the current bathroom, or part of it, into an ensuite for the back bedroom (number 3 on the plan). Not sure if a bedroom with ensuite and an extra bathroom is something you'd like to have, but it looks like this might be an option. Useful if you want a guest bedroom with an ensuite, or have teenage children who spend ages in the bathroom! I imagine you have the front bedroom as the masterbedroom, and it doesn't look so possible to create an ensuite for that room without taking space off the bedroom. Might be something worth considering. Having an ensuite is the second most frequently requested alteration that I get asked for. It would be worth asking your estate agent if doing this would improve the potential resale value of your home - if this is something you're interested in.

Hi I'm new to houzz We are moving into this lovely house soon hopefully (heart not head purchase) and are trying to work out if we can of move the kitchen into the Living Room to make a Kitchen Diner, and then using the current kitchen as a utility room and office space with big window. We have got a bit stuck on how to create a good flow through the house to the garden and make it work with the chimney breasts etc. I'd love for it to be connected to the patio and garden but the large windows have a low radiator underneath in the living room and there are steps going down to the cellar on the other side of them. This is the Living room currently inside (outside below) Any advice / ideas would be appreciated. (We don't have a huge budget so want to avoid huge structural work where possible) For a later project, we also need ideas on how to make better use of the 'turret' space - currently, it is a bit of a wasted feature in our opinion and the bathrooms are a bit crammed in. We are currently in a 1960's open plan semi which has patio doors out onto the garden (probably the only part of the house we like)

Could you instead put the stairs along the other wall where the fireplace is in the dining room taking it up into bedroom 2? I am thinking that this would mean you could keep bedroom 1 and 3 with their own door (you would need to move bedroom 3 door) and create a bathroom and hall out of bedroom 2. The downside is you wouldn’t have a window in your bathroom but you will have one in the hall so you could have a glazed door into the bathroom (reeded glass is nice and would suit a 1930’s house). If you are serious about a loft conversion then (if you haven’t done so already) it would be worthwhile viewing the house again to see the loft. Take along someone who can advise who may also be able to advise about potential locations of stairs.

Kitchen space looks great, Ground floor living/dining as seaprate rooms - do you need a separate dining room? Do the rooms marked living/dining need a dividing wall - or would they be more useful as a larger room with flexiblilty over furniture/use? I guess its the island in the kitchen eating up the space. Issue with Islands is they are single purpose blobs in the middle of the room.
