Small extension small budget

Hello all! we are buying a 1930s house and are wondering how to make a larger kitchen diner out of it on a small budget. option 1 knock the wall down between kitchen and dining room (£8k due to steel needed) option 2 which would be our prefered move kitchen to dining room and add a small aprox 3m out by 3.5m wide extension. So we could keep the kitchen and make into a utility room! however quotes for this are coming back at £35k without the moving of kitchen etc. we only have £25k as need to keep a little back for the floor and kitchen any thoughts or ideas?! were thinking of a modern lean to. my partners friends are achitects so can do the drawing and even help with some of the diy .. thoughts would beamazing! costs are crazy atm!!

Ouch! £25,000 seems a very small budget for any size of extension Sophia, even at the lower prices we have here in N. Ireland. Especially as that presumably has to include VAT (so a pre-VAT budget of £21,000). It looks like an internal reconfiguration is going to be the answer and could give you a really great space and a decent chunk of money left over for some nice sympathetic finishes. Love the 1930's houses, they tend to be well proportioned compared to modern standards. Best of luck with your plans :)

Hi leighanne_ali I used FB modern emulsion elephants breath on wall cupboards and White cupboard paint from Wilkos on the floor units , and just painted over the tiles with home base tile paint. Did all the painting a few months ago and it's still looking good. Good luck with your painting.

well everyone an update! progress has been slow hampered by a 22month old that is refusing to nap!! but I'm pleased with how it's turning out. but very sure I need to replace blinds now I have them back up and suggestions? I want to keep away from patterns .... I think. but open to suggestions.

We’re doing one sort of similar, our layout is slightly different as in the kitchen is a galley on the right hand side. The architect is doing plans at the minute. In your drawing, we’d be taking down the garden room/kitchen wall, dining/kitchen and opening the whole lot. A pillar will also be left where your kitchen entrance is at the left side and we’ll make a breakfast bar here. It’s over our 20k> budget to put in more beams and planning is more of a headache. We’ll see what the plans look like for this first though as this may very well change. We’re going to try for a utility also. The architect mentioned going out into the side driveway a little. I’d make your kitchen the whole back room area (cabinets on the far left) and make the sitting room a snug or even a utility room. I’d even widen those walls at the dining/kitchen doorway and you can put doors there for privacy if needed. Close up one of those hallway doors entering the kitchen diner. Have the kitchen open out into the garden for a feel of more space. Excuse the doodle ha ha.

How many will live in this house: ... how many bedrooms do you actually need now and in the immediate future; ... how many people do you need to have sit at your dining table for each family meal. If you are living alone and/or with a spouse or significant other and have no children at this time, seriously consider just focusing your budget on remodeling the downstairs only. Consider beginning the remaking the conservatory so that it could be used as either the master bedroom or as a formal dining room later. Is the glass roof level or vaulted? Could you add a wall of patio doors instead of a single door that opens inward so that even if later you changed the roof or added a glass ceiling for warmth it could still give you plenty of light and a view of the garden. What is that odd exterior space between the conservatory and bathroom -- is there anything in that space (such as heat/ac or utility connections) or could that space be enclosed and become a part of the interior of the house. Is it wide enough to become a back stoop so you could have an exterior door from the kitchen to the back with a covered walkway there rather than needing to go through what is now the conservatory? Is the wall between the lounge/living room and the kitchen a weight bearing wall? Could you remove it and replace it with some version of a room divider cabinet and then use the part of the lounge/living room on the other side as a dining space, creating a modest sized "L" shaped great room with living, dining and kitchen? You should have at least a toilet and sink both upstairs and down. Logically, you could take a part of the back of the larger bedroom for a bath between the two bedrooms (and, perhaps, put a walk in closet on the other side). Until you do build an addition to your home, you might not need a tub/shower both upstairs and down so you could put it where it is most convenient for how you want to use it -- such as: if prefer your tub/shower near your washer and dryer and they are downstairs, you'd want your tub/shower there. For storage, go vertical. Tall chests of drawers and cabinets are going to give you more storage per square foot of floor space used than low wide ones. Choose smaller furnishings and appliances as they will make your space visually appear larger. Make what furnishings you buy do double duty: ... A two drawer filing cabinet can provide storage and serve as a living room end table or a bedside table. ... A storage ottoman with a reversible lid to enable it to serve as a coffee table can serve three purposes. Keep us updated; pics please. Good luck on your project.

If you move the kitchen to the dining room and have an island with stools……I was wondering if you could keep the fireplace and open the walls either side might be cheaper. you could have a pantry to the left of the fireplace and keep the right side open for a breakfast nook with the two windowsat the garden end of the current kitchen…. a small utility, for now by the WC whilst you save for a full width extension?
